The situation to date is that we have a plan that says we would have a 4c dropped ceiling inside our linen press on the second storey of our house as highlighted on the plan extract below (plan is also attached). I also verbally clarified that this would only take up the top 4 courses of the linen press: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The actual outcome is as per the picture below. As you can see, our linen press itself has now become the air conditioning duct. There will be little room, if any, to actually utilise this cupboard for its intended purpose. This linen press was designed to hold the towel and bedding for four children. The space will not be suitable for that purpose unless we rectify this unintended outcome: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ When I took the above situation to the company, they stated: "What we have installed is what has always been drawn on the plans. We have utilised the linen cupboard to get AC duct into the lower roof space which covers the main living areas of the home. Obviously as this linen cupboard is very close to the low part of the roof we requested a 4c dropped ceiling so the ducting is not squashed." The solution they offered us was to put a split system in to the first storey, at the cost to us. Are they correct, is this what I should have expected? Does anyone have other ideas on how to rectify this? Re: HELP!! It is a shame they couldn't have identified the situation correctly rather than misdirecting my expectations. Air Conditioning install not as expected 5Aug 25, 2014 11:32 pm When designing an air conditioning system, one would assume the designers take into account the best balance of impact on the house versus delivery of the aircon. That being said, putting a 500 wide duct in the only linen press, leaving 220 wide and also requiring a dropped ceiling, so that's only three shelves at 220 wide. Good luck fitting even a single set of sheets in the linen press.. how exactly is that going to help resale value? The over-5-figures cost of the air conditioning may well result in a 5-figure drop in house value as a result of having a complete lack of linen space. 5 bedroom house, oh by the way there's not enough room to store 5 doonas.. When one is assured by the expert designer of air conditioning that they "wont lose much" linen space, they expect a small amount - not well over 70% of the linen cupboard. As if you would sign a design knowing that it leaves the house with less than half a cubic metre of linen storage? Re: HELP!! Air Conditioning install not as expected 6Aug 26, 2014 12:01 am i think the reason for this is because you needed a 6 course high by 500mm wide gap where the duct enters the house but its not noted on your plans where this 6 course gap was meant to be and since it was stated that the gap was to be done by builder i feel its a miss communication. i would ask your air con man if a gap was cut higher would this fix it and then see what your builder can do for you as i feel this could give you back your cupboard. Building a house is not like building a car in a factory, its a dynamic process and there are countless unexpected issues. We simply find a solution and move forward. Re: HELP!! I've been provided with one option so far, separate split system. I am aware that air con is clearly not my forte. However, I am wondering if there is alternative ducts that may be more slimline. Or should I look at getting a separate duct system in this lower area. Where could I go to get a third party opinion? That's probably easier than trying to move the duct! And cheaper than re-doing the a/c I would think. Land settled May '14. Can you get them to brick in the existing linen to give you a useable wall space for mirror/art/whatever, and brick in a new linen cupboard next to the duct in the activity, backing on to the stairwell?

Anybody know any good and reasonably priced Air conditioning contractors/companies that could install a ducted air conditioning system in the Central Coast NSW for a small… 0 8899 That's a fantastic result!
