I'm a door person so I would put a door on wir and scullery.see if you can put your window in bedroom 3 on back wall . Then you can place robe outside room where the window is and see if you can place the aircon unit next to it . The window has actually been moved to the back wall already (good minds think alike). I've uploaded the older plan. Will change it to the new plan now - sorry!!! Don't think we can do robes outside the room as there are no eaves on that side (but correct me if i am wrong). Hubby wants sink on Island bench so he can chop & wash veggies simultaneously whereas I want lovely unblemished clear island bench for a breakfast bar. Thoughts? Also, dishwasher location - I think we have a door opening into scullery (but no door fitted) so could retrofit a door (will check), but with young kids were just going to have a baby gate. I am thoroughly looking forward to unloading the dishwasher without my youngest's assistance, but do wonder if the location of the dishwasher out of kitchen will annoy me. Now I pick up things . Gone along way . Um you might be right in that robe can't go outside . I know a few people on here have put dishwasher in scullery . I don't know for me I would won't it near my kitchen but I guess it's not a bad thing to put it in scullery .it could work .but it might get a bit annoying after a while .i guess if you have a window splash back then a sink on that back bench would be great ,it's either watch TV and wash dishes or look outside . Lol . Oh maybe get your door to open into the garage and where's your man hole garage is a good place . I love washing up and not facing a wall, so I think a sink in the island is perfect. You could go under mount to reduce the profile. I made sure I put my island powerpoints at the back so the sides were clear. I think if you've got 3 kids and you're filling bottles or washing up, you can still be keeping an eye on everything. You could get a feature tap. One of those big vegetable washing pull down ones and make a feature of it instead of trying to push it into the back wall. The only other thing I noticed is the powder room almost in the bathroom. I would delete it altogether or could it be moved to the storeroom? Unless you're in a cold climate I'd be concerned the master would get very hot in summer, with that large west facing window. I'd change this to narrow slit windows for added privacy & less direct summer sun entering here, & add a window to the south. As I said, living to the north is good. But it's probably better to have the meals, or living room unshaded to the north with large windows, than the kitchen, as this will get direct sunlight in winter. So I might re-jigg that area. Unusual twisty entrance hall, not real sure about the store there. Bathrooms & kitchen are very spread out, so will take longer to get hot water, & will cost more for plumbing runs. The door swings through where you will be standing! I don't know about you but as I have a shower every day but perhaps only have a bath once or twice a year, when I use the main bathroom. deleting the bath from the master suite will give you more room to sort out the toilet. This doesn't bother some people - personally; I can't stand them. Just so you are aware, adding an eave down this side would remove this bulkhead (not possible on m/bed/wir/ens, but possible to beds/games/bath section). Bed 3 will likely have a bulkhead along Eastern wall as well, given that this looks like an under-eave extension. As others have mentioned, it is good to have living areas on north side -but as ddarroch mentions above - the only north window into the living area that gets any northern sun is the skinny kitchen window. The sliders onto the alfresco are so heavily shaded by alfresco that they wont contribute to passive heating. If it were me, I would start with large windows on the northern wall (where the kitchen is) and plan the space around that. Where are you building? This advice wouldn't apply in a tropical climate zone! As hubby has said above "store" will be used as a study but is called store due to lack of windows. The northern light thing/passive heating concerns me. I had been assuming our two sliding doors would given adequate northern light without thinking of the patio overshadowing it. Will have to mull over this. Question - we know about the square bulkheads along the southern side. I didn't think we could put eaves on that side as we need to be 1m from the fence line. Do eaves count in that 1m or not? I'd rather have bulkheads than lose width out of those rooms, but if eaves can go right up to fence then we might consider them. Alternative is that ceiling height is 31c in bedrooms and we could drop it in those rooms to eliminate the bulkheads I guess? But I like my high ceilings! Toilet door opening in in the ensuite doesn't bother me. Every toilet I've ever had does this with no issues. It is also unlikely to often need to be closed anyway, and is most out of the way when open in that position. Will measure current toilet size though to ensure that ensuite isn't a tighter fit. To answer the other question it is mostly our dream house for the next 10-15yrs, but obviously anything that will impact resale we would still consider. Thanks again everyone. I'm strongly considering double glazing - does anyone have an idea on approx cost?

In WA I don't think you could have eaves on the master bed section - but you can add them to the rear portion (shown 1.5m off boundary). High ceilings vs bulkheads is your call - i'm just giving you what I feel about them, itll be personal preference. I personally wouldn't like a study without natural light and ventilation - again really depends what you will do in there. I work from home, so spend an awful lot of time in my study! Large storage closet would be more functional. 2 6882 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
