I noticed that one of your photos shows that the ceiling frame is metal and some parts is wood? Just wondering if that is a standard spec? Thanks Hootie. The ceiling is a bit of a dilemma. We anticipated we were getting a 28c drop bulkhead over our kitchen island bench and 31c ceilings to rest of kitchen. However unbeknown to us the builder standard is a 28c dropped ceiling to the whole kitchen for this house. The picture you saw is them fixing this up so the 28c dropped ceiling has been removed and the metal work in the picture is the drop bulkhead framework. Then the ceiling will be attached to this afterwards. What we are now getting: http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/F2F0DB61-60B1-45DE-9FDD-BFA3F14AF7F0.png What we originally got: http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/26537B46-C891-486E-990F-1BAAF5A3A200.png Re: Gemmill Galliano in Woburn Park: Render Completed - 23/2 323Feb 24, 2015 12:32 am Just bought our downlights for the house. Kind of puts us in a dilemma as we need to advise our fence installers 6 weeks before completion. However, as we have a small dog, we cannot move in until the fences and walls are installed. Luckily these are done by the developer. However I am reluctant to get these installed before the paving goes in as I don't want there to be a gap between the paving and bottom of the fence. Also I don't want to find I leave it too long and they are booked out and cant install it before we get keys, thus delaying our move in. The little work that has been done since the last post is the Oven is now in and Stove, also the garage door has gone in too. Here are some pictures. I didnt get any of the garage door though as it was opened. Oven and benchtop in (tradesman on site kindly allowed us in) http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8658.jpg However ceiling work has put a nice scratch in our rangehood http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/D99EDD2F-E770-4977-AA23-605E70F085AE.jpg This is the replacement bench top for the kids bathroom was been delivered to site as original was incorrect colour. However, its not a square finish but rounded edge. http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/F3472E14-E0D7-4AE1-962D-39B2C88A748E.jpg I advised the builder but now it has been installed, so more work to do again! http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8659.jpg I would like everyone's opinion on something too. The work of the roof tiling does not look right over Bed 3 and 4 to us. What do you think? The builder is convinced it is fine but I think it looks unfinished. See how the tiles are hanging over the edge of the gable and you can see the underneath of the tiles?? http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8665.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/94AF3530-044A-4A42-975D-61CA2746FF1D.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/F1EB13CC-2E83-4978-A9F2-801105802B7F.jpg Also notice how there is gap in between the weatherboard cladding and the roof tiles. The cladding is cut way too short so may need to be replaced too. Hopefully you can see what I mean as the picture isn't the best! http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/002089F9-E15E-4111-8BB2-78C25A53807A.jpg I have also created a list of work that needs to be completed before PCI. I have to say it is well worth the extra effort and money we have had to pay arguing with the builder to get this corrected. Here are some pics! Managed to get in the house again on Friday given the house had all the doors open and no tradesmen on site http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8697.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8687.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8732.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8733.jpg It still needs to be tidied up and painted but you get the idea. I've had to stand my ground with the builder regarding the benchtop in kids bathroom. Basically what we selected at prestart wasnt put on the addenda. Something else was entered. After discussing with our CLO, this wasn't going to be changed so put in a call to one of the managers who has advised this will be replaced. Can't be bothered going into details as the whole debacle has really got to me. Needless to say it will be resolved as per our selections at prestart. Can't wait for this house to be finished. Sick of project managing this house. It's like I have my normal job and this. Anyway, rant over. Time for new updates to the house progress. Sliding door to the Home Theater has been installed. http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8737.jpg Towel rail and toilet roll holder installed in Ensuite. http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8672.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8667.jpg Also the laundry slider has been installed for the linen cupboard too. http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8722.jpg Have to say also, another thing we have noticed is the doors and the painting of them. It's not brilliant to be honest. If you run your hands over the doors you can feel dust all over the door that has stuck to the paint. This is on most of the internal doors and more noticeable on the translucent doors in the Scullery, Laundry, Master Bedroom, Front Doors and Home Theater. Something else to complain about at PCI! Re: Gemmill Galliano in Woburn Park: 31c Kitchen Ceiling - 3 328Mar 03, 2015 11:45 pm So here we are in March now, still no sign of a PCI date. To be honest I'm beyond caring now, it will take as long as it takes. And to be honest the list of fixes I already have for PCI will take another 4 weeks to resolve all the issues. I'm not sure if our supervisor is actually looking at the house or not for us as things we raised weeks ago still havent been changed, further to that not even met them yet either and we are now at lockup! Pretty disappointing. This build is definitely leaving a sour taste in my mouth, even though the house itself is great, the experience hasn't been! Today's progress.... The 31c ceilings and 28c drop bulkhead now have cornices installed and the painting has started to our walls, although the colour is a lot more "White" than we anticipated. Further to this walls have been painted without patching as well, found lots of spots with dents in the plaster that have been painted over. Sigh! Anyway some pictures http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8759.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8760.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8763.jpg http://i1163.photobucket.com/albums/q548/dsellars1983/House%20Build%20-%20Galliano/IMG_8764.jpg Re: Gemmill Galliano in Woburn Park: 31c Kitchen Ceiling - 3 329Mar 06, 2015 7:05 am Ok so basically this is going to be the last post on this topic for me. I've become so disillusioned with this whole building process I've lost interest and no longer wish to post any more progress about it. I just have no care for it anymore. Sad as this house was supposed to be exciting and the forever house. Thanks for anyone that commented on this thread hope your build progresses on well and it's the house you dreamed yours could be. Re: Gemmill Galliano in Woburn Park: 31c Kitchen Ceiling - 3 330Mar 06, 2015 11:39 am Sorry to hear that hopefully you'll come back when it is all done and show us the final product! Did you want to have a chat or email offline? I found perspective helped with the frustration which I might be able to help with? Your blog has been fantastic btw and if anything it provides people with an eyes wide open look at the building process in general and also what Gemmill are like so would encourage you keep it up if you feel up to it . Anyhow let me know if you would like to swap stories. Re: Gemmill Galliano in Woburn Park: Lost Interest in Build 332Mar 10, 2015 12:37 am ...................... Re: Gemmill Galliano in Woburn Park: Lost Interest in Build 333Apr 12, 2015 5:38 am so in conclusion, Gemmill is famous for being slow? looks like all of their reviews online said so? was interested in their Infitnity home, but looks like I have to give up now?..can't afford massive delay.. Re: Gemmill Galliano in Woburn Park: Lost Interest in Build 334Apr 12, 2015 7:01 am Yep still not got our PCI meeting booked in it's pretty poor. It's as if our supervisor haven't even been monitoring our house. We were told originally we would be in by December 2014 then February, now I've got no idea! Put it this way there are a lot of cheaper houses we could have built that would have been better to have built I feel. From the minute the contract was signed and we were passed onto the construction team they no longer cared the same. Don't get me wrong the salesman Dan Williams was fantastic and couldn't do more for us but apart from that has all been very poor. I'd recommend go speak to Dan he now has left Gemmill and now works for New Generation homes. They seem much more accurate with build times etc and give guaranteed start dates Re: Gemmill Galliano in Woburn Park: Lost Interest in Build 335Apr 12, 2015 12:36 pm Thank dsellars, thanks for your honest reply. Actually new gen is one of the three we narrowed down to, so that's good to know. Hope all comes good to you in the end..all the best! Re: Gemmill Galliano in Woburn Park: Lost Interest in Build 336Aug 08, 2015 8:23 pm Desellars do you have any further update? I'm with Gemmill also and interested to know how the final build finished up. That sucks! Hope it all works out. Good to move away from steel anyway for all your reasons, but it's also thermally poor. 16 17871 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17591 |
