Browse Forums Building A New House 1 Aug 18, 2014 6:56 pm Hi All, I am in the early stages of researching the costs of doing a knock down rebuild. What are people's thoughts on how much it would cost To build a standard 4br house ( granville, nsw)on a block size of 370sq. Metres? I understand there are many variables to what this will cost. Do the company's that build houses to plan, factor in everything from demolition to completion??? I'm interested to hear from peoples experiences with knock down rebuilds, or anything in general that might help me out. Thanks....... Ps... Does anyone think I could achieve a knockdown rebuild from demolition to completion (3 or 4br home) with a 200k budget??? And I mean all costs, hidden or not. Re: Knock down rebuild 2Aug 18, 2014 8:31 pm In my opinion; no, that's not doable for that price. Unsure what the rules are exactly for small blocks, you might be able to do a single-storey 4-bedder and it might save some money keeping it single storey. But I still think you need to approximately double the budget. Re: Knock down rebuild 5Aug 18, 2014 10:09 pm Yeah $400k would be more like it. Assuming there's not too much asbestos in your old house, access is good and your site is relatively flat with good soil. Sorry don't mean to ruin your dream but better get the budget right now before doing the knockdown part. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Knock down rebuild 6Aug 19, 2014 7:58 am Be careful Exham79, a contact of mine has done a demo not too far from Granville and the unexpected costs (due to spoil removal, asbestos and unexpected finds on site) has already run into about $30K, and it is still incomplete. Better to overestimate your demo budget. Kristen & Stephen - Built the Eden Brae Drysdale 27 at Oran Park (We're in!!!) Our demo will be on the cheaper side (we've been quoted around $13K) as our home is unlikely to contain asbestos. This is for a single storey 4 bedder on a flat block. This figure does not include rent while the house is being built either.
