Browse Forums Building A New House Re: My first build-At Stockland's Calleya Estate 22Sep 17, 2014 5:55 am Hi Alishine - it is always going to be a bit of a compromise unless you're filthy rich or you've won the lottery What is most important to you? What will you not be able to live without? What are the structural requirements - number of rooms etc? Remember many things are not really needed, or could be easily added later. Walls are less easy to change Once you know the main features you need, then find a plan that fits those the best and play around with it. You've already had some recommendations from people on here - like a garage door to the back, perhaps enclosing the theatre etc - but again, you'll know what'll work for you! You don't have to agree with everything people suggest, and you might not feel the same. For instance doors to the media/theatre might be very important to some, I couldn't care less whether I had them or not. I actually liked your first plan on this thread a lot But people have different things that are important to them - it is rather exciting isn't it? Re: My first build-At Stockland's Calleya Estate 23Nov 05, 2014 1:09 pm Hi allshine, We are also building in Calleya (getting our contract finalised atm) with Celebration homes. I've just read through your thread and thought of giving feedback.. I actually like the first plan you posted here..seems to be a good use of space. Calleya DAP sucks with its 55% site coverage! one other tip with your home theatre - If you moved the door to one side, then that gives you that whole wall to play with so you could put your TV On any wall...You could even out put one door on two ends of the wall effectively giving you a little recess... We originally also had one double door in the middle and then have changed to just having one door on side so that i can still put my tv on that wall.. After weeks of planning, finally I have received my final plan. Here's the drawings I got. My prestart has been booked on the 5th of Dec. So hopefully it goes well. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Let me know if you have any suggestions for me please. Here are few things I would like to do. 1. I am thinking of putting a sliding door in the activity wall where currently there is a small window only. What do you think ? I thought that would make the area look bit wider if I open the door. Am I making some sense here ? 2. There is no door at ensuite. So I have put a Door Height Opening there. Do you think I should put a Door Height Opening on the entry of the WIR too as currently it is full width opening to the ceiling. 3. I had a rear door on garage but they told me I cant put one there for bush fire reason which is so stupid. They said I can put a manual roller door which unfortunately will cost me around $800. I really think having a door there makes so much sense. The one thing I am worried about is my kitchen. Have a look on the detailed drawing below http://i1287.photobucket.com/albums/a624/alishine143/detailsofkitchenandbathroom_zps7b00b01c.png 1. The cupboard position on kitchen. By looking at it, it seems odd to have an opaque one on the right of K1 section. I think we will not be able to use this space. I am bit worried about how the cupboard openings are going to be ? I need your kind advices please. 2. The other worrying thing is I am only getting 1 row of tiles and return on the splashback which in no way is sufficient. I would like to put 700H tiles similar to one for H/P. 3. Any advice on position of M/W and the 4 bank of drawers would be great. My prestart is around the corner and i am yet to select the colours for tiles. Any recommendations on this? I will be going to one of the Tiles manufacturers to select them. Hoping to make the correct decision. Electrical Plan: Here is the basic electrical plan that came for me. http://i1287.photobucket.com/albums/a624/alishine143/electricalplan_zps8c3e68a3.png I have got no idea on what I should add in here. Any ideas on this would be great too ? Oh I have been asking too many suggestions and ideas already. Hoping to get some so that it makes some sense to me. My builder told me I don't have any TV point, data point and phone point and need to get the 3 point pack ($1490) for it. Well looks like I have already written long. Hope you didn't get bored to this. Look forward to getting some replies generous ppl!! Thanks Sandy Re: My first build-At Stockland's Calleya Estate 26Dec 03, 2014 6:09 pm Have just seen your question about the opaque bit on your K1 kitchen drawing. I think you are referring to the cross hatch area? That represents cupboard space that is also the end of K2 if you get my drift. Corner cupboards aren't ideal but sometimes its your only option. You can always install turning shelf things from bunnings after handover anyway to solve those little problems. Just wondering if you would consider removing that skinny cupboard to the right of your gas cooker and make your bank of 4 drawers that much wider? More useful? Oven trays and the like can be kept in your bottom drawer then, or even in cupboards to left of the cooker. Or maybe even have a bank of drawers either side of the cooker as drawers are a much better use of space. You may require another 75mm fixed panel like what you have had to have next to the drawers on the right hand side though to make them match. That would also allow the drawers to the left to pull out without catching on the cupboard handle that would be beside your microwave. I can't really tell in the plans online but if the drawers could be made the same width either side of the cooker they might look pretty good and I'm sure the builder can work out the gap and amend things it so that the drawers are the same width either side of your cooker.
