I intend to capture all the steps, major and minor throughout my building journey and showcase them to the people on this forum, hopefully this will give people a good overview of my building experience and the relationship between myself and Sekisui House. I intend to provide total costs of the build throughout all stages, something i had trouble locating prior to signing a contract, all these hidden fees, hopefully this helps others build with somewhat of an idea of the costs associated with building. Overall theme to this build is a darker natural theme, greys and blacks with white & rich wooden accent colours throughout the house. LAND We'll start at my land, early this year i purchased a block within a new estate in the Northern suburbs of Adelaide, this block was initially the first to be sold in the estate and by chance the last to be sold, after continuous calling the land agent, i managed to get through to place a deposit on this piece of land. According to the land title, this land is 597sqm - the biggest within the area and the widest, something that drawn me to this block more than others, of course i paid the price for such a large block in an area reasonably close to the city. Meridian 215 FLOOR PLAN Most have no heard of Sekisui, they have some lovely designs although most first home buyers that i'm aware of tend to go towards the bigger builders for reliability, I've gone the other direction. This particular design, Meridian 215, is a design i have loved for over 2 years, I've always tried to find a floor plan similar and ideally better although i keep coming back to this design, so when it came down to the crunch and i was ready to take the plunge, this was my only choice. Key features of this floor plan swayed my decision over other designs, the rear Principal Suite, Large Open plan living areas & the depth/width of the design. The ability to still retain a large backyard with my block and still obtain a large open plan house was the deciding factor with this design. I love the front facade, I'm rather glad i decided to spend the extra money increasing the size of the porch. I've done some minor changes to the initial floor plan, here are my changes as follows. Extension of Family/Living Area - 1.0m (In turn this pushed the Principal Suite outwards) - $4,310 Increased ceiling height to 2710mm in lieu of standard 2400mm - $7,170 Provide Alfresco under main roof & Concrete Slab - $6,600 Provide "Tuscan" facade to include two front stone pillars - $8,300 + $3,820 Re: Sekisui House - Modified Meridian 215 - Northern Adelaid 3Aug 16, 2014 9:14 pm SEKISUI HOUSE Meridian 215 ELECTRICAL PLAN So i decided to go with a minimal approach with my electrical meeting, instead of paying $130 per LED Downlight through the builder, i intend to go through a good friend of mine and pay $65. The only real change i decided to do is add several data points & change the baton light positions so they are in line with my downlights come time to install. The entire house will be fitted with LED Downlights with the only exception being the dual pendant lights over the kitchen island, i intend to also install downlights into the eaves of the house. I've decided to stick with a dark theme, with rich ascent woods & white benchtops. The bulk of the upgrades came in the Kitchen & Bathroom as expected, internal doors also was a factor. I based my colour selections of the Metricon Lincoln Design in Adelaide - Charcoal Tiles, White Tops & Dark Red Woodgrain cupboards, i think i've nailed it External was a challenge as i really had no idea what i wanted and what they had available, to be honest this took the majority of the time. I've now subscribed. Wow, seems as if you have been busy but super efficient with all your choices! One change you may want to consider is taller stacking doors if you are increasing the height of your ceiling to 2700. The next standard height is 2143 and then 2400. But then you may need to arrange for all your full length windows to also be the same... and move any non full height windows to be higher up off the floor to match... The upgrades you have chosen sound very practical and some of them seem very luxurious (the pivot door!) We are discussing plans with Meridian homes and it is shaping up nicely. Anyone has any experience to share?
