Things have been going far from smooth and i am really unhappy. Our amended BAL rating has come back at 12.5.. Anyone know how much this would cost? This is the first time we are building and we are stretching as it is, so hope it doesn't cost too much... Also if there is anyone building in lot 26 or 28, I am happy to discuss fencing.. Re: Grantham Estate, Riverstone 446Mar 24, 2015 1:33 pm I wish our BAL was for free. I think most of the estate will be BAL 12.5. I checked online and cost of BAL 12.5 com-pliancy is between 3-5k. Re: Grantham Estate, Riverstone 447Mar 24, 2015 6:00 pm Congratulations Andrew! How exciting we are waiting for our CDC approval to come through, hopefully won't be much longer now. So far Clarendon haven't mentioned to us that we will have to pay any Bushfire /BAL adjustments so I'm hoping this is all included. Re: Grantham Estate, Riverstone 448Mar 24, 2015 6:03 pm Well I'm just waiting for the final da approval the only thing though is we had to pay for our council bonds and open road today which cost 1200 dollars but other than that we are just waiting for our final price We mowed the block today for them as well so see what happens the house next to you guys is up a fair way already Re: Grantham Estate, Riverstone 449Mar 24, 2015 7:23 pm andrew92 Well I'm just waiting for the final da approval the only thing though is we had to pay for our council bonds and open road today which cost 1200 dollars but other than that we are just waiting for our final price We mowed the block today for them as well so see what happens the house next to you guys is up a fair way already We received notification today about payment of the council bonds and open road as well. Was a little shocked as we thought all the payments had been made. We are just getting clarification from Clarendon about the road damage bond as they have said that if the road is damaged we are liable for the costs plus we loose the $830 bond. Surely that can't be correct as it should be covered by them? Were you able to pay these costs via the phone or did you have to do it in person? We have been told we have 7 days to do it. Yes, next doors house is coming up fast, cant wait until we are that far ahead. Re: Grantham Estate, Riverstone 450Mar 24, 2015 7:49 pm I did it over the phone and I had it with in 2 hours. I was asked for it at1pm today and sent it to Clarendon at 4 pm so they were a little 830 bond plus inspection fees joke and then 205 dollars so Clarendon can dig up to the sewer connection point. Joke Re: Grantham Estate, Riverstone 451Mar 24, 2015 8:10 pm Thanks for letting me know as our csc advised we needed to go down personally asap, this would not be possible due to work, so knowing we can do it over the phone is a relief. Yes you are correct, it is a bit of a joke as none of these costs were mentioned before or explained. Seems a ridiculous amount of money too. Re: Grantham Estate, Riverstone 452Mar 24, 2015 8:12 pm It was all in the contract do you have your da number though we had our da number that was why it was so easy. To get approved so I hope it is jar as easy for you guys who are you dealing with at Clarendon?? Re: Grantham Estate, Riverstone 453Mar 24, 2015 8:54 pm andrew92 It was all in the contract do you have your da number though we had our da number that was why it was so easy. To get approved so I hope it is jar as easy for you guys who are you dealing with at Clarendon?? We do have a da number so hopefully it should be processed easily too. Everyone we have dealt with at Clarendon has been excellent and it has been so stress free, apart from our csc (LM) who is impossible to get hold of or she takes weeks to return calls and emails. Re: Grantham Estate, Riverstone 454Mar 24, 2015 9:45 pm The bond is to do with section 94. That covers if any trees on nature strip , foot path, council drive way portion is damaged. Once the OC is issued this will be refunded. On another note , request to be there when the piers get done. was stung by Cla once for 3.9k . Invoiced me after 7 months. will try to charge for extra piering above std. Re: Grantham Estate, Riverstone 455Mar 25, 2015 12:19 pm Has anyone building with ICHIJO has recieved the costs due to BAL.
