My hubby and I have just bought our land in St Leonards private estate to build our first house! We are both new to this so we will be looking for lots of tips and suggestions! Our block is titled, 391m2, 11.5 by 34m, 75% coverage, east-west orientation. We are going to build a 3x2 with New Generation homes. So exciting! Because our block is titled, as soon as the land reaches a settlement, we will start building and we have fast track guarantee so 16 weeks to slab down after settlement! We have chosen the beacon as a starting point but going to add a few changes and hopefully have our final plan by Monday. We are going to do our prestart soon: Qns: How much do people budget towards prestart? Any tips to have a good prestart? Things for us to add now and not later? We are also going with Keystart Loan. Anyone have experience with the process of getting a Keystart Loan? Thanks all a mill! Cant wait to share updates as we go along!!! Our pre start lady was great. We had everything thing we could think of included in our prestart price, then we put things into order of priority and deleted the things we didn't really need or thought way too expensive. Our prestart came to $7.5k in the end, but we have since been told we have a number of things being credited back to us, including deposit (about $4.5k) in the end. So we are very happy! I would just advise you to do your research and have a good idea of what you want before you go to the meeting. I did lots of research and had pictures and codes etc and the meeting still took 4 1/2 hours! We are getting them to do the floors, aircon and window treatments, although I probably should have got the window treatments done after. We had priced in paint and downlights, but its a fair bit cheaper to get this done after, so deleted it and now doing it after. I also didn't like their LED downlights. We are building with New Generations Homes in Heron Park (South of the River) and are very familiar of St. Leonard’s as my friend’s lives in same estate. With fast track I don’t think you still even need to wait for 16 weeks, our slab was build in 9 weeks time after the land settlement, as we kept on waiting for survey pegs for site survey to start. Well, the prestart budget varies on what all you like to include / upgrade in your house. I will suggest that you should do your research on the color scheme (render, tiles, fascia, roof/ colorbond) before going to pre-start by visiting display and other homes in various estates. Create a wish list of what all you like to have in your house and ask New Gen to provide costing of each of these items during your pre-start. I am getting flooring, windows treatment and Aircon from external vendors. I think a budget of $5K-12K is very reasonable.
