Browse Forums Building A New House 1 Aug 13, 2014 11:29 am We are looking to build on a large block SOR in Perth and want to take advantage of distant sea views. The block is slightly elevated but with houses going in on the opposite side of the street we want I be sure we retain views by building a 2 storey. We want the main living downstairs with a pool, master bedroom and lounge upstairs as I'm not keen on upside down living. I have no idea where to start, average total costs of such a build although we want to keep it to $300 to 400k, or which builders others would recommend and would be grateful to receive your recommendations. Also, is it cheaper to go off plan or can we have different plans drawn up at not much more total cost? You then have (somewhat) entry level companies like perceptions and Ben trager, though you could still spend more than 400k with them if you go nuts. Then middle of road like in-vogue, apg, etc that will be in budget for some of their range and spec levels Or upper end like Webb brown neaves, peter stannard, etc. That will be more than your budget. I was disappointed at the build quality of a cheaper companied display home and stayed away from that group. We ended up going with a boutique builder. Our backup was in vogue as I liked the materials and finishes of thei honeywood telethon home - that's where I'd personally start. Also give up on 300k now and focus on keeping it within the 400k upper end as it's crazy expensive to build two storey here in Perth. We will spend another $100k about on finishing it out including pool and landscaping. Very happy to recommend them - they've been really great so far. Very professional, flexible etc. Roof just finished so our build is moving along. Just had first independent inspector report in and virtually nothing in it. Not the cheapest builder but we are really happy we went with them. Best of luck! Roof hold down for wind loads 2. Galvanised Lintels, S/S wall Ties 3. Glass thickness upgrades etc,etc 4. You should be OK for class A footings but on a sloping block you might require step footing & Split slab levels...whats the slope? 5. Retaining walls? 6. I would stay clear (for now) of new light weight building materials that I see cropping up all along the coast as the jury is still out on Durability/Maintenance and only time will tell. 7. Are you veiws to the front or back...do you require upstairs balcony? Have you had a survey done as yet? The block is not on a slope. It's flat with retaining walls as the block was originally prepared by a developer a number of years ago but has not been built on. The views would be from the front of the house. It is set right back well away from the foreshore but in an elevated position. The surrounding area is up and coming with lots of new builds surrounding the block...some of them are on larger blocks and are huge with amazing views towards the foreshore; I would expect them to be well over $1m, however, my research has only found sales of much smaller properties. We're not doing this to make an immediate profit; it will be our family home but I obviously don't want to overcapitalise on the build. An agent has told me, depending on what we put on the block the house would be valued in the high $800k to low $900k finished with pool and workshop. I've spoken to another friend who has 30 years experience in WA real estate who has given me some great advice and has thankfully taken the emotion out of it so I know when we should walk away. They were quite flexible about designs for us and we have no complaints so far, being about half way through our build. We are 600m from water and our costal upgrades were $3500 from memory maybe more actually, the closer you are the higher it's in categories. We are also SOR and building a 2 storey home with Gold Style homes, they are smallish builder & have won many awards - one of the MBA judges recommended them to me. Off plan is cheaper and you can change their plans to suit your block/wants etc. I would get your choices down to 3 builders, then find the closest off plan design that suits you and make adjustments as required. Then consider their communication, if it's not good before contracts - it will be terrible after contract. Our price $395k , 300sqm inc balcony. Excellent communicators and quality, price seemed mid range for great specs. Hopefully you will enjoy the experience!
