Browse Forums Building A New House 1 Aug 12, 2014 7:33 pm Hi all I am fairly new to building and wish to purchase some land this year. My original idea was to buy a small block in a new estate, but I am now considering buying a "stand alone" larger block in a ?semi rural/outer suburb. Will this increase my costs? What is better a block which slopes up from the front or down from the front. (Less than 1 metre fall). If services are not connected would anyone have a rough cost of what this will cost me??. Is there anything else I should be aware of if I decide to do the second option. Re: Building on land not in estate 2Aug 12, 2014 8:09 pm It's hard to generalise, but drainage seems to be easier if your land slopes slightly towards the street. Theory also says that resale is better if your block is higher than the street. As for costs, you'd have to calculate & see what's available. Does the street have sewerage? How much wiring do you need from the street to get power? Same with water? Re: Building on land not in estate 3Aug 12, 2014 8:10 pm Hi Pj87, We bought a 'stand alone' block in the hunter valley. It was cheaper then buying in an estate and its half an acre in size. It has power but thats it. We have two big water tanks and are getting a septic system put in. I got a quick guestimate quote to get sewer and water connected and it was at least $30000. The connections was about 30 metres away from our house. With septic systems you need to have a set amount of area fir the dispersal area and that depends on your soil type to. Good luck with it. I hope it helps. Re: Building on land not in estate 4Oct 01, 2014 3:04 pm Shouldn’t be a problem with most builders some however are not geared up labour wise or equipped to do these works. There are several differences with building on land not in estates asset protection is usually a major consideration as with power lines in many cases are not underground. It will cost you more due to the above items to build out of a estate. I don't think you're getting a response because you are not quite clear on what the issue is. yep, the site is not level, no site is! but are you just building a garage?… 1 2254 The HIA contract, in the term & conditions section states that "Commencment" is deemed when the drainage is started or the piers are dug or the slab is formed up (incase… 2 6150 |
