we're also building with urbanedge and its great to finally see pictures of thier homes other than their displays. I love your kitchen colors.. maybe because its really similar to colors we've chosen , although ours is a bit more lighter brown. from memory i think its called licorice linea. don't just do something, sit there. Our little boy is nearly 6 months old now believe it or not! Here he is I have a quick question, which I hope someone can help with! We just got a letter from a law firm regarding our letter box. According to them, we're not allowed to have a metal letterbox. I can't find anything in the covenant (they refer to guideline 5 specifically) about letter boxes being brick. So, my question is, if I tell them to jam it, what are the potential repercussions of not doing anything? I don't see anything in the covenant about what happens if you do not conform....? Our letter box is certainly not offensive, and matches our house nicely. When you consider that neighbours have erected front fences when they're not allowed, have still not got gardens and have incorrect driveways, it seems a little unfair that they're having a go at our letterbox! Enforcing covenants is quite difficult - usually it's a case of all talk, no action. But you probably should contact the developer (or the law firm who sent you the letter) and ask them to explain exactly what's wrong with your letterbox. It's irritating when others on the estate fail to comply with the coventants, especially when you've gone out of your way to do so. He said he'd call me back after speaking to the developer. He then called me back a little while later (lovely guy btw) saying that the developer had now referred him to guideline 16 (which is about structures other than the house with walls or a roof, eg, sheds, pergolas etc and that they should match the house and not be "unfinished" metal etc). He said that it all meant that the letterbox should be rendered brick. I stuck to my guns and explained that nowhere did it mention anything about structures needing to be brick (e.g. garden sheds), nor did it say anything about letterboxes (a letterbox certainly isn't a structure with walls or roof etc). We even went to the trouble of getting a mail box that matches our render for god's sake! So anyway, he's gone back to the developer with my points, so we'll see what happens. If I hear back to them, I will point out that their own guidelines say that they will maintain our garden for 18 months after settlement (which they haven't done!). What a nice neat idea! Your little boy is just gorgeous! What exactly does guideline 16 say? Is your letterbox powdercoated metal? Powdercoated metal is not unfinished metal, and if it's in a colour to match the render then it matches the house. I guess it depends on the exact wording. Re: Urbanedge Larne - Letter box trouble! I doubt that any legal interpretation of "structure with walls and a roof" would allow that it includes letterboxes. Let 'em take it to court (they won't) - they'd never win. That seems an odd thing to commit to.... our developer is required by council to maintain all public spaces for two years or something, which apparently includes nature strips. So I don't see anything that says a letterbox must be made of brick! With regard to the gardening... Section 13. The developer of Manhattan Place will provide maintenance to the front garden at no further cost to the purchaser for 12 months where the house is completed with 18 months of settlement. I suppose I would call a letterbox an "ancillary structure visible to the public" as in Section 16, although I'm not sure anything specifically excludes it from also being covered by "other structure" in Section 5. In the absence of anything specific in Section 16 what is that "approved..blah blah" about? Were you supposed to include details in the plans you submitted for approval? I don't know about the legalities but it seems to me if the best they can do is write covenants that even confuse themselves and they didn't raise the issue of approving your letterbox before now then they shouldn't be so belatedly petty.
