I am visiting Kellyville today. Can someone tell me if the salesperson will give a list of the upgrades in the home. Or am I dreaming? Rawson do offer fix price tender, with more inclusions than others but of course there are still significant upgrades in terms of quality of finish. We are looking at building the Seaview 31 but without the theatre room at the back. Like the Seaview 27 but a bit bigger but that's basically the same thing anyway. From memory I tried to get this at the Kellyville display homes and did not get it. I don't think the person understood what I was after though and I gave up pretty quickly. It is not so much about squibbling for each dollar but I think as they market as being transparent and upfront about pricing it is only reasonable to provide an itemised list of upgrades to those seriously interested. I am sure there will be no problem about Rawson being reasonable for this request, if not we can always assess some other builders we are looking at. Not being upfront from the beginning is a big turn off for me. We have found them good so far. Prices as follows: SEAVIEW 27 CLASSIC 327,500 TREND 337,500 REGAL 330,500 MAJESTIC 338,900 SEAVIEW 31 CLASSIC 351,300 TREND 361,300 REGAL 354,300 MAJESTIC 362,700 So we were thinking to go the 27 but extend the depth by 1M or so. Is this cost effective or you may as well just go the 31 then anyway, and drop off the theatre room on the rear (8 or 9 k deduction off price?). Thoughts? Based on straight maths, extending the 27 by 1m (6m across width of house) is 6m2 so roughly $6k more(or 12k is extending both floors). This is cheaper than going the 31 and getting $8-9k back based on your figures previously. But you have to consider the two layouts and which you like better. Personally I like the 31 better. Note: I went with an avoca 26 and grew it close to 28sq. There was an avoca 28 but I didnt like the layout compared to the 26 (small things like kitchen layout, position of powder room, study). Thanks for your considered reply. Dumbest question I am sure, bearing in mind I am new at this. If the house is 11.8 appx wide why would you only calculating by 6m? I assume because the 11.8 is the total span including the garage when it sits on the block, correct? You mentioned you wanted to make longer so I just used the top floor measurement across the rear which is approx 6.86m then rounded down but forgot to account for linen closet. Yes. 11.3 (SV27) is the frontage and as you can see includes the garage extending out so you wouldnt calculate your 1m lengthening x 11.3m. I do prefer the 31 sans theatre room just if the budget will stretch. I guess you can't change the size of the house afterwards though. We do tend to build very big houses in AU, however. I am just concerned with the 27 the kitchen and living/dining area may be a little cramped (?) as well as the lounge. The bigger bedrooms are nice but I am not as fussed with those. For the rear a window on the wall where the theatre is, or something along those lines to open up the house to the yard will be required. Perhaps shift the alfresco a bit? Looking at the house north off to the right, the rear of the house will face West so would like to have the view without too much of the heat, hence liking the idea of side opening. But of course some visibility to the lovely yard is needed so happy for any ideas you have there - mostly using this as a place to muse!! They had no complaint giving us pages for each house. We eventually chose to build the Benham with the same façade as Kellyville and even chosen some of the upgrades .. the Range hood in particular. Rawson outdid them selves by moving walls and redesigning to suit our lifestyle while maintaining the façade we love. We have been on a bit of a journey with this and finally up to narrowing down to a custom or modifying the Benham. It's good to hear you were successful with some changes. Did you expand or just reconfigure? We would like to make changes to the Benham 30 upstairs to make the bedrooms bigger. There is lots of room but we feel we wouldn't use the "theatre" upstairs. Not sure if we can move some walls a bit there. What did you change in the 29? That may also interest us. We would like to go with Rawson if this can be achieved without being prohibitive. The Kempsey 28 has a great plan upstairs but we don't like the home overall.
