Browse Forums Building A New House 1 Aug 09, 2014 11:46 pm Time to upgrade to new home and we started looking for Builders. After a bit of disappointment from Big Builders on customisation of standard plans, we have narrow down to two Builders atm - Fair Heaven and Long Island .
While Fair Heaven plans are good and reasonable with the initial price of 35sq Double story house starting from $213K, I found it got little bit more expensive for additions and upgrades. Typically around Facade which was quoted for $5.4 K, Timber stair case - $3.5K , $ Recycle water provision without tank and pump for $2.5K. Are there the normal prices ? We had a good start with consultant from Fair Heaven who went thru all the plans, requirements and custom modifications, however , as we progressed with him to get close to lock in for initial Deposit , he seems to be loosing the interest and not very responsive... It's a private land and not under any estate. So I would assume that Rain water tank and Pump would be required to get the Rain water flowing in the Toilets. Does the house costs include plumbing the cold water pipes. It should! Plumbing rainwater to the toilets can be done by 2 methods. 1. Connecting to the mains water house pipe and installing BPDs in preparation for the rainwater supply. This would cost nowhere near $2.5k Plumbing a separate pipe and branch pipes to a second dedicated rainwater cistern valve fitted to each cistern. This method costs more but the cost will be off set by not needing to install BPDs or an automatic mains water switching device. Still nowhere near $2.5k Your information is scant and this makes it hard to give an answer. For example, different States have different regulations but you haven't posted the State where you are building or if you are you off the water grid. Maybe their quote includes an automatic mains water switching device but even if it did, it is still too high. Mind you, just about everyone pays far too much when everything is done anyway. There are also options to fitting automatic mains water switching devices but most new home buyers are not informed of those options. I am building in Victoria, and yes you are right - quote was to put in the separate pipes and branch pipe for dedicated rainwater. I have dropped that option for now as I don't see it much useful. If you have recycled water connected from a water utility, the above does not apply. $2.5k just to fit some capped pipes to the house plumbing is beyond excessive. 3in1 Supadiverta. Extra tv point at $220 each , adding up all the cost . So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
