So its been just over a week since our foundation was poured. We have now got our bricks delivered and they are expecting to start the framing in a few days (lets hope the rain holds out). Our next door neighbours have also put up their fence on our boundary - even though we gave very specific instructions that the fence could not be done until our house was bricked (since our carport is on the boundary). They also put up their back fence without even getting pemission from the neighbour behind them.... hmm.... Anyway, the fence is right up against our foundation and will probably have to be taken down so our bricklayers can get in there. Not sure whether they are allowed to put fence posts right up against our foundation. Any thoughts? Brickies can brick a garage from the inside. That's what mine did. Your neighbour sounds a bit silly but it might be easier to do it that way to maintain a good relationship. Congratulations on finally getting things under way penguin86 We have also had issues with our neighbours' builders dumping cement on our block. We spent $700 on fencing off the property to make sure this didn't happen again Oh dear. I’m shattered to hear that you had to put up a fence because one of the builders dumped concrete, we’d have been right on to our builders had we been aware penguin86 In other news, I think our neighour's door has been stolen (well at least their frame has disappeared from the photos!). No thieving, just a small issue with them! The units they fitted were going to open inwards, however the plans had them opening outwards – which is what we wanted, so they removed them & sent them back to the factory to refit the frames properly. They should be back in any day now! Your colour selections look great! Can’t wait to see it all take shape Our experience has been that once they get the slab down it all starts coming together rather quickly. Oh, and I agree with Deluxes – don’t stress the back yard, ours is a similar size too, it’ll be fine! Looks great so far, we really love the style of home and we would have gone for something similar if we went with a different builder. We are glad to hear that your door frame wasn't stolen We heard your other neighbour got his copper wiring stolen when he was building, so we were a bit worried there might be some thieves lurking around. Your doors should look great once finished, we would have loved to have had doors like that but budget wouldn't permit Don't stress about the cement, we are pretty confident it wasn't your builders as it appeared before they even started work on your block. We thought the easiest way to fix things was just to fence off the whole thing but it wasn't cheap. We contacted the builder who was responsible and they cleaned up a bit of it, but denied responsibility for some of it. We (my husband!) ended up having to remove it ourselves. But all sorted now, which is a relief! We've now got our framing up and it looks great, feels much bigger now then when it was just the foundation on the block. Will have to post pics soon. Things are going well, progress is pretty good – not quite as fast as some but it’s definitely moving along. We’re locked up now, with tiling and cabinetry starting soon. Second fix carpentry has started already, with most of the door and window frames going in and some doors hung on Friday & Monday. I think we’re tracking okay! I hadn’t heard about the copper incident, but these things can happen anywhere – I’d suggest an isolated incident.. All our builders must think the same, otherwise I’m sure our builders would be opting for more fencing. penguin86 We've now got our framing up and it looks great, feels much bigger now then when it was just the foundation on the block. Will have to post pics soon. I did see your frame had gone up! You’ll have a roof on before you know it!! It’s so funny how the size of the space changes throughout the build. When our slab went down it felt tiny, but then the frame goes up and it’s such a relief – when the plaster boards go up the rooms change again & feel much bigger when the ceiling is up too! In week ending 05/09/14 our frame went up and just today they'e been tiling the roof. Things seem to be going very fast, we really have to get a move on and order some furniture and sort out our floor coverings. Any suggestions for where to get floorboards and/or suitable colours? Just a quick update - lots of progress recently which has been great to see! Bricking has been finished, gyprocking done, kitchen & bathrooms are on their way in too! We're starting to regretting not going for a stone benchtop, I guess that's something we can look at down the track. We're at lock-up stage now, which happened over the long weekend. We had a really slow start too, we signed a prelim agreement October 2013 and we only had demolition in July this year. Now we are stabbed, framed, and bricking is starting. Ugh, nightmare getting the ball rolling but now all is going well. So we understand your initial frustrations. Your kitchen is looking fab! Looking forward to seeing more pics. Out of interest, how was the driveway/stobie pole issue resolved? Re: Simonds SA Build - Stamford 35Oct 16, 2014 8:46 pm Hi everyone Today's been a pretty disappointing day for us. We had our first on-site meeting with our site Supervisor Ross, and discovered that: (1) Simonds have actually installed the wrong tiles in our bathroom (how does this happen?); (2) the skirtings that were supposed to be left off and installed after we put in our timber flooring have in fact been installed; and (3) the shower shelf we asked to be left off has in fact been installed. So we are feeling pretty upset and angry at the moment. To make matters worse, the actual tiles that we selected were not ordered, and have now been discontinued. Have had a quick look on the Beaumont tiles website and called the store, and they have nothing similar. I dunno but this seems like a pretty colossal stuff up. We don't know what to do because I know that Beaumonts won't have any other suitable tiles without us having to change our whole colour scheme, e.g. painting, benchtops, etc, or incurring huge out of pocket expenses. Have you started yet? We sort of resolved the stobie pole issue by deciding to have the drive way curve around it - it's not ideal but really was our only option without flipping the plan (which just wouldnt work in terms of maximising daylight into the house). If it were me I would either seek some monetary compensation or request that they either replace the tiles if you can find ones you like or they allow you to change your other selections so they colour match with the wrong tiles they installed. Out of curiosity what colour did you pick and what have they installed? As you say what a monumental stuff up! Hope you can find a good solution without too much pain on your part. That is a huge stuff up, it would be so hard to change the colour of the tiles now and take into account all the other colours in the bathrooms. If you had to change all the other colours to fit a new tile, wouldn't this be there expense? It was their mistake, not yours. I hope you can find a resolution quickly that works for you. Can you post photos of the tiles they installed with a pic of your original choice? So sorry they have discontinued your original choice. Thats good that the driveway was resolved with a curve.
