We are going to be building for the first time after purchasing a block of land in Aveley WA. We've considered plans from Dale Alcock, Ross North, Redink and Visionone Homes. We have a corner block with a truncation, front of house will be north facing. The length of the block is 30m and after the truncation the frontage measures 20m. If I stand facing the (future) front door (my back to north), the garage will be on my left and the truncation on my right. Yes, the scullery is on the list for the wife and the 3rd garage is on the list for me. The kids want a larger bedroom etc etc etc and the list goes on. I'm just waiting for the guinea pig to give me his wish list lol.... Double storey on corner block will look good, spare more vacant spaces for children, keep the down stairs cool and will have better resale value if you want to move on after few years. Some of the reputed builders (Ben Trager, APG etc) can actually build you DS houses at similar price to DA/RN single storey houses (similar m2). Hi Ozlizz, Yes we did look at double storey houses but the wife is not favourable to the idea. We'd like the upper floors to be on par in terms of living area as far as possible to maximise living space but only one builder does this sort of design so far. Also the DS house in such a configuration might end up a bit boxy in design..maybe we are just fussy That being said, the option is still being kept open... Choosing the builder was fun and frustrating I still love looking at floor plans. I absolutely love the willows floor plan. We came very close to signing w DA but the costs we received just didn't come close to RI. I think our DA sales rep promised us the world and we were so excited and then when he finally gave us actual dollar figures we weren't even close to budget and were v disappointed. But they seem to be running a good promo at moment. We liked RN too but never found a plan we loved. Decided on redink for multiple reasons, our sales rep was lovely and very quick to respond with costs for anything/everything which was not always the case with most of the other builders we looked at. We felt redink had best value and inclusions for our budget. They've provided nothing but excellent customer svc but I've felt admin process has been sloooow. First time we've ever built so can't compare but it's taken longer than expected. Almost at slab down so can't yet speak to their quality. Good luck! Redink have been great apart from a few admin delays here and there although I think this is common in the building industry. We really appreciate it! Very exciting times as DAH have come back with the first drawings of the home together with the changes and customisations we asked for. It looks really impressive and even the kids got excited! It's now in for costing which would hopefully happen next week. We are crossing our fingers that the costings we receive back will be close to our budget. The sales consultant seems really confident and she has been brilliant to deal with so far. We are also waiting for another plan from Ross North so we'll see how that goes too. I would strongly recommend having the garage on your other street frontage, if this is at all possible. Here's why, 3 words, "passive solar design". Sounds complicated, but it's not. It's just about designing your house around the sun's path over the year, higher in the sky in summer, lower in the sky in winter. It just means building a house with living areas facing north (along with a large proportion of the glazing). Appropriate sized eaves will block the sun in summer (when it's higher in the northern sky), but winter sunlight will enter & warm the house (when the sun is lower in the sky). To block harsh summer sun from the west (or east), garages, laundrys & bathrooms should be located on these sides where possible. Limiting glazing on these sides is also a good idea. This will result in a house that is more comfortable, warmer in winter, cooler in summer. You'll also save money on bills, as you'll require less heating in winter, & less AC in summer. Where the block & surroundings allow it, most houses in Australia should be built to this layout. Unfortunately many builders (& even some architects) don't take house orientation in to consideration when designing a house.
