I did catch up on your blog however. Very interesting about the star rating info. We were quite disappointed in our rating as well. We felt we really put a lot of effort into passive solar design principles while still using an off the shelf plan for budget reasons. We paid for an independent solar assessment to help us with some design and prestart issues and were feeling very confident that on our own we'd reach at least a 7, if not an 8. Well we got a 6.5 and were pretty disappointed (though our builder thought it was wonderful!), but being somewhat time poor I never did much follow up on it and couldn't really understand all the technical jargon that I did find . I just sort of figured what was important was how comfortable and cost effective the house actually ends up being. But after reading your blog I feel somewhat vindicated and will just assume that some worker bee did what they needed to do to show that we reached the minimum requirement ![]() ![]() I also appreciate your fan research. I was just reading the Choice article the other day and trying to hunt down the Brilliant Galaxy locally. I couldn't find it either, so let me know if you do. I was advised that there are differing interpretations between assessors and shires, considering different climate zones. We have just hit this snag and are waiting for them to sort it out. . . Ardie and Trees - I've been given a name for an energy assessor who is supposed to be *very* good and reasonably priced - PM me if you want details. I agree with Ardie in that at the end of the day, how comfortable it feels is the important thing, and you can do lots of things to heat and cool that aren't included in the standard assessment. The rating system is incredibly flawed. If your block is not the right orientation, it's practically impossible to achieve a 10 star rating, but you can still have a house that performs well. In my opinion, land developers should be creating estates with north-facing blocks and anything else should not be sanctioned at all. When we were looking for designs at the planning stage, I found 1 design that would maybe suit our block orientation. 1 design. Which we then had to discard because it didn't suit our way of living. (more to come) You are so right - I have seen so many new builds especially in our area where people have perfect blocks in terms of orientation and then build on them with living areas facing south...and then add a patio/alfresco onto it - the mind boggles!! Most designs have living areas at the back and master bedroom at the front. The living area at the back was fine, but we simply could not have the master at the front as we have too much traffic on our road. So trying to get anything different from that was a challenge in itself, let alone anything else to complicate things! Ardie, I've seen so many poor designs. Josh's house is trying to push builders to create better designs but I'm not sure that will work without the demand, and I think that many people don't know that it's possible to live without airconditioning most of the time, we're just so used to having it on demand. And therefore they don't know what questions they should be asking, and rather rely on things like solar panels to try and get power costs down. I dunno, maybe at the end of the day it doesn't matter, but it's always been important to me. I don't actually enjoy having the aircon on all the time as it makes me too cold! The options are very minimal unless you happen to have a block that is 'east west' (north being on the side) or north being at the rear of the block. We're house-sitting atm and they want to do a KDR and I'm hardpressed to think who can help them. Their block faces west, is triangular and slopes downwards! Or rather do you have details on how you are doing the sun shade / sails? I'm thinking of a pergola for our northern courtyard (and then getting some groovy sunshade materials to drape on the cross bits (like this) but then think we'll have to do something more temporary first if it's still too sunny and sun sails could fit the bill. So just curious if you already blogged or posted about the sunshade planning! Yvonne, that was going to be my next post actually but have been so busy with work and xmas planning this week! I love that pic you linked to, was thinking of something similar actually, though we're also planning on using deciduous trees, but it will probably be a few years before we get proper shading off them, so we're still planning on using shade sails to start with too. 0 1195 We came across your post and it mirrors our situation.
