Browse Forums Building A New House 1 Aug 04, 2014 11:47 am Hi guys, First post I'm looking at buying a property in a Brisbane suburb that is in a character zone. I'm not too worried about getting the DA to demolish the house but I am getting concerned about the difficulty of building a new house there. It would be classified as a small lot at 10 x 40m. Could I use a project builder or would I be looking at a designer/architect? Budget is a concern so I would love any experience you guys can pass on. I'm currently building on a 10x50m block in Norman Park with a custom builder. Couldn't be happier with the whole process. I'd suggest talking to custom builders. They will be able to tailor the design and inclusions to suit your budget. I have gotten some expert (expensive) advice that suggests the DA will be no problem based n the house itself. Build budget would be up to 400k. The council website is great (not just for paying parking fines) - it has the actual codes for demolition precinct, character, small lot, as well as an interactive map that shows what codes and other overlays your house falls under. I'm sure your expert is on top of it all - I wanted the peace-of-mind myself, and was empowered when I did my eon research and got educated. So when an expert talked some of the lingo, I didn't feel like a complete idiot. Best of luck with it - The Grange is a beautiful part of Brisbane!
