I think you will have more luck negotiating terms of your contract. liquidated damages for late completion etc. From what I understand house prices are pretty non-negotiable. But maybe prices on upgrades etc if they are super expensive compared to the competition. Also maybe negotiate alternatives to their standard upgrades. (different supplier etc) This flexibility will vary from builder to builder. But at the end of the day their attitude generally is if you don't build with them someone else will, so it's not like they'll go out of their way to keep your business. But in saying that don't be afraid to see if you can neg with them, Who knows? Jo I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: negotiating with volume builders... 3Jun 03, 2008 9:47 am You'll find it hard to negotiate price because there are a number of things factored into the price such as risk, insurance premiums, materials, labour, WorkCover and so on.
However, don't be afraid to stand your ground on contract terms. I gave my builder a list of conditions and said that if they didn't agree to those terms up front then I'd go to someone who would. At the end of the day, you will always find a builder to build the house you want. If you don't start on the front foot with the builder though, they will walk all over you. My brother is currently building and he tends to let things slide and I just shake my head.

I managed to increase my upgrade package to inlcude more than what they wanted to offer when I told them that my friend had received more (same builder, different promotion). I was able to reduce my extension costs by about $7k when I told them I wasn't happy with the way things were costed. We were reducing floor space in one area and then adding the same space at the back but were being given hardly any credit for the reduction, and being charged full price for the extension. They conceded and let me use the floor space reduction to pay for the extension (same m2).
