we're building with PD and signed up about Dec last year...when we signed up, we paid a deposit of $600 for the soil test and to lock in the promotion that was currently on... we had an option to pay an extra $3000 to lock in a site date of June (cos the land was ready to be titled April/May) Anyway, when we went to the Tender, the contract had a capped start date of July for $3000...we questioned it, and PD said that they would cap up to July for us... lucky cos our land is getting released next week (in june!) and the site start date looks ok... Maybe ur confusing the $600 with the soil test and promotion lock? good thing about capping is if PD dont change their house prices when u start building, u get the $3000 back...if prices dont change! We were given a $2500 cap for a site start based on a May land title. I guess this means building June or July. It was definately a price lockin. I think they just realised that the May title doesnt mean a May start and are now concerned about it. Still waiting to hear. Anyway, please update any information that you get from the builder and share with us. I sent an email basically telling them that the price had to reflect a May title with a July start. His sales manager is back from holiday today. Hopefully that means an answer by early next week. Building works approvals and plumbing approvals cannot be signed off till there is a land title. Contractors can't start till the building works and plumbing and drainage are approved. These take time, land titles can be delayed, developers can take their time, there can be compliance issues with land that prevent titling being issued. Such is life.
Always allow for titles to be delayed by a few months and a few months to commence construction from the registration of land and issuing of titles, regardless of builder. The builder isn't pulling a dodge, it's just the process and the lack of understanding on the part of the land buyer. It's something to expect when buying land off disclosure. If you don't want to wait buy an existing registered block (if you can find one). One of my mates was going to build a house in anew estate and we expected titles to be issued in November 2007, it's June 2008 and the titles are still a good month or so off. Such is life, it's a risk that you take with blocks bought off disclosure. There are always delays that hold up the process, such is life. Unfortunately, people don't realise this and their unrealistic expectations are disappointed. I have a problem with the fact that we went to them with a May 09 title and they offered us a price with a particular cap which we paid a deposit for. When we went in about 2 weeks later to sign the variation paperwork they had changed their minds and wanted to charge us an extra $2500 even though nothing had changed from 2 weeks prior. That makes me cranky We definately like the PD house the best no question and it must seem silly to be quibbling about the $2500 but it is more a concern about the way it has been handled and the fact that even though nothing had changed they felt they could whack the price up on us. Not very professional IMO. I think at the very least, if they dont come to the party, we will ask for our deposit back and take another look about. If we do find something else we prefer terrific if not we will still build with PD but with another CSR DH will call him tomorrow for an answer. It is a $2500 cap til May 09 and another $2500 til June 09. We are less than impressed. DH called the CSR and told him that they will need to make that cap valid for at least 3 months (so August 09) and then we will sign up but we arent prepared to pay double for one extra month. They know we will walk away if they dont agree. I must say it isnt the most promising start to things. Not professional IMO too... if we were in your place, we would have walked away already.. but that's us... and we walked away several times ... and found the house that we really wanted and the CSR that was very nice to deal with (and very accommodating to all our requests too)... good luck.. whatever your decision would be.. as long as you're comfortable dealing with PD, then that's fine... but I think it woudl be hard for you to change CSRs... ask the other people here who did it before. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! I would have just walked away but we do like the design. However I have seen another with M that I dont mind. Might have to get that costed... You would think it should be possible, right? But when we did it with M, it took a lot of time and trouble before the manager finally decided to change our CSR... In our case, the old CSR was claiming that she should get the commission from the 2nd CSR's closed deal and the manager even talked to us to know the reasons why we were changing CSR, the consequences, etc. Don't know with PD if they would allow that.. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Hmm that is an interesting point about the CSR. I wasnt even going to mention to the new CSR about us having been dealing with another one, I just wanted to start completely fresh, Do you think they would find out or do you think it is better to be upfront. That has definately put a new spin on things. I guess I can state my reasons for changing I mean I guess they have a choice of letting me have a new CSR or me going off to another builder. The main reason to us to sign up now is 1. Price rises and 2. Getting the facade we want. Our area has covenants which mean you can have the same facade within 5 houses either side and across the street. Wouldnt like to miss out. You have given me some good points to think about though. They have agreed to make the cap (which is $5000) last until end of August 09. That should allow for at least 2 months of titling delays any more than that then we accept we will have to pay more I am reasonably happy with this as I think $5000 for 15 months worth of price rises is pretty fair. What do others think?? It is a relief.
