Hope it's all still going well. Not so great for us this week but hopefully have it all sorted out one way or another soon! Just a question for you. Have they left your slab to rest for 7-10 days or have they just gone on to framing as soon as possible. I don't know the reasoning behind it but i've seen a few people recommending leaving the slab for 7-10days after pouring. Also - you are a sparky and might be able to answer my question. We are looking to have lighting done after handover and just have metricon put batten holders in. Are we likely to save much? The couple of electrician's that i've called have indicated that it's just easier to have it done with the builder. But when our fan costs $100 retail and the batten holder $63 and Metricon want to charge upwards of $300 for it I am just interested to know if by the time you include labour we are looking at a similar cost or some kind of saving? Metricon's prices just seem quite high for lighting! Metricon's prices just seem quite high for lighting! re: slab wait it used to be 28 days wait before they could frame, but with new developments, the can frame in as little as 5 days. apparently they way things are designed now, the nails can be driven in to "green" concrete. i dont think it would hurt to wait 7-10 days, but for us, we get a 25year structural guarantee so i dont think they would comprimise it. re: electrical yes & no i have a friend that is a sparky for a certain builder, sparky charge the builder 45 per downlight, builder charges 120 in saying that, it is easier to run cables with open walls & ceiling, so therefore it will cost a little more due to extra labour for climbing in the roof, or trying to get cables up a wall for me, i save a lot as labour is free. some things tou will save and some you wont we were quoted $180 for an exhaust fan to come on with the light, i can buy fan for $40 and fit in no more than 30mins prewires with metricon will be beneficial ie: pre wire for future installation of a tastic j-boxes are cheaper than some of the light fittings they offer best way to save is dont get a sparky in to do 1 power point or 1 light, give him a days work. its not worth travelling to site to do a light and then travelling home so we charge to make it worth while ceiling fans can be pricy due to requiring a noggin to be installed and sometimes additional wiring, maybe again a prewire and noggin install with builder will help in this situation also all i had done was 2-ways that would have annoyed me as soon as we got in, other than that i didnt really get anything another example a builder quoted me $18,000+ for refrigerated in a 27sq home a heating/cooling company said they did one after hand over for $11,000 this included getting unit in the roof, and climbing around fitting all the duct work hope this helps pm me if you want more details Re: Building the Metricon Fortitude 32 in Bannockburn 26Aug 14, 2014 10:31 pm we went out today to show the kids and boom! garage and some internal walls still need to go up they aren't nailed in, just nailed to each other, i think they do this to ensure all bits are right as they are pre fabricated off site found this too, not sure what will result of this? picture takin from bedroom, vanity directly on the other side of the wall this is the view from rumpus room (rear house wall) looking to the front door this is the view of our family room from the kitchen island i didnt get more photo's as it was all so exciting, hopefully i can get more tomorrow im really happy with the window changes and so glad we made them Building the Metricon Fortitude 32 in Bannockburn http://tinyurl.com/oz79mm4 Coffee Stain - custom lighting, furniture & collectibles www.facebook.com/coffeestaincreations Re: Building the Metricon Fortitude 32 in Bannockburn 27Aug 15, 2014 10:02 pm just another update, we returned today to find, i believe, a finished frame this gave us a really good feel for the space and layout, absolutely stoked! sometimes you think a room is small until til you say measure out where a bed would sit and it's like wow, this is huge. left hand side looking from rear to front back left hand corner back right hand corner view from front door to rear window over bed head in master ensuite french door opening the 2 corner sliding doors in family/dining the 2 windows in the rumpus the retreat Building the Metricon Fortitude 32 in Bannockburn http://tinyurl.com/oz79mm4 Coffee Stain - custom lighting, furniture & collectibles www.facebook.com/coffeestaincreations Building the Metricon Fortitude 32 in Bannockburn: Frame don 28Aug 18, 2014 10:31 pm not much new, windows and roof trusses have been delivered, weather is not looking great though, so may not get much done Building the Metricon Fortitude 32 in Bannockburn http://tinyurl.com/oz79mm4 Coffee Stain - custom lighting, furniture & collectibles www.facebook.com/coffeestaincreations Re: Building the Metricon Fortitude 32 in Bannockburn: Frami 29Aug 20, 2014 6:42 am roofing is going up, this really gives you a sense of room sizes and ceiling heights, WOW, we are loving it from kitchen looking at alfresco from front door looking to back back corner looking at alfresco just sent off an email to the building support coordinator regarding the position of the drain pipe, see what happens.
