Yes, that includes site costs. Let's say avg is $10,500 per sq as a generous level excl site costs, * 34sq = $357K for build. At the $450k level you were quoted, that means your site costs would have had to be $93K. Btw our $8,000/sq rate also includes site costs. Who is your builder? I've been taking to builders about doing a build in inner city Melbourne on a slightly sloping block (it's not even that bad) and they have all been telling me to budget 15k per square so 450k for a 30sq house build as a minimum. Very frustrating. Think I'm getting the location tax from these Melbourne builders when they see where my house is located. I think the $15k is about right, you might get away with around $14k but I doubt any less than that. 3 private guys I spoke to were all starting at $14k. A friend of mine built private for $15 and mine is coming out at around that but the quality and inclusions that I'm doing are far better than what a project home builder will offering so they should for that price. Our costs are: Base $340k = $8.5k/sq includes fully fitted out everything to a base standard. Site $75k incl basix, hydraulics, bushfire, drop edge beams (3 mtr fall over block) and rock removal Upgrades $100k (facade/dream kitchen/electrics/ceiling & door heights and lots of other bits and pieces) - we may have to pull back on the luxuries as the bits and pieces really add up! So overall we are currently at $515k which is almost $13k per square plus landscaping/driveway/alfresco/demolition. Sounds like a lot but when we spoke to architects they said we would need $750k which would be $18,750 - big ouch! Clearly it's the "upgrades" and site costs that can make a big difference. Also location as I know of others building the same house as us but it's much cheaper in some other states. I suspect that the architect is also correct should you have chosen the private builder. Gnaters Gnaters, with some final changes to our inclusions, we are also up to just over $13k per square (includes driveway, paths, alfresco). Sadly we've taken out the solid timber floors, but we've upgraded our carpet and the tiles we can choose from look ok from what we've seen. Hoping that I'll like tiled floors! We also looked at private builders to see if we could build the exact house we wanted, but it was going to be out of our price range if we wanted to get the same level of inclusions as Metricon. At the end of the day a newer, more spacious house will be a huge blessing so I can't complain! You can advertise it in a few ways - The Trading Post, Ebay, The Land Newspaper, etc We offered it for people to take at their own cost, but didn't have to pay for the actual house. We perhaps should have said that the price was negotiable, to allow for it to go to the highest bidder. There are House Movers that you can contact that might want to buy/take the house from you - we tried it and they weren't interested in our home as they said they were too busy, but it's worth a try. We allowed people to inspect it and when someone said they wanted it we wrote a contract out for it as well and sent that off (with a date that they had to get it back to us). We had our solicitor check it to make sure it was ok. It's a bit of a difficult situation, as our first person we had has fallen through & we are waiting on the second one to get back to us. Also, the "buyer" has to be able to get rid of the house within 30 days of us moving out so I'm hoping it will work out ok in the end. We have one demolition quote too, just in case it all falls through! It will be neat but you won't have much freeboard. At least they are not weep holes. Are you in a high intensity rainfall region?
