Wow 375 - thats awesome... i think we are all lucky we have even got a block in this beautiful suburb Oh my gosh .. congratulations! ! Couldnt imagine how hard it would have been trying to sort out pre start with a brand new bubba! We had implications as well. We had 3 people dealing with us that day because our first lady went home sick half way through our meeting which through us off a lot! We got home and figured out that the selections we made were nothing like what we wanted so arranged another meeting to change everything.. we are very happy now! Yes im glad we are able to save more! Im sure you will be fine!! Just have to put as much money away as you can:) About the site works - i have heard that ours wont be any more then $2000 Re: First Home Build in 'Trinity' Alkimos 43Nov 02, 2014 11:33 pm Hi Flickyyyy! Nice to hear from you Hope everything is ok? Beautiful yes, although i keep reading about so many weird incidents on the Trinity facebook page, it's kinda scaring me! I think first thing i'll invest in is a security camera! Haha, yes life got VERY exciting at the time of my son's birth, and pre-start lol Oh no! Having her leave mid-meeting must have been frustrating! I'm glad you got another meeting and are happy with your selections $2000? Really! Wow.. That's the lowest i've ever heard of! I went through our contract the other day but it doesn't stipulate site works as such, it mentions "earthworks" and then there's a break down of items with figures, but not sure how far down the page siteworks costs actually are? In any case, if it's less than the odd $7,500 our sales guy mentioned i'm assuming this will be deducted from the money they take? I hope we're kept updated with details overall as communication has been below average in general with Smart Homes flickyrose Hey dreamcatchers Sorry i havent been on in a while. We're building in Amberton - titles were last week (a couple of days early), we should settle on the 19th but have been told that the subdivision won't be ready for some time so pre start won't be until January when our builders engineers have been onto the site. The site looks ready to us though? We have the road, flattened block and footpaths so I'm not 100% sure what they need another 2 months for? But this is our first build so I don't know a whole lot about the process! I can't find anything in my paperwork that says this. Would you mind sending me a pic of what is shows on yours? MrsTerry I just checked our contract and its saying 13,750 and thats only an estimate. Welcome and thank you! Just waiting to hear whether survey has been done on land which titled almost a month ago Fingers crossed it's soon as there will be a few weeks of waiting on council afterwards Amberton was on our shortlist also, but chose Trinity as the land there was due to title sooner and with a newborn & living out of boxes we're desperate to get into our own place. They have advised it should be ready, within the next few days. " I wonder what isn't ready?! It looks ready to us. We were there a couple of weeks ago and took photos (which i posted here). Oh how frustrating! LWP haven't you made us wait enough?! If land wasn't ready then why release titles 3 weeks ago?? Not impressed... I actually emailed our sales guy asking for an explanation as to what's happening and why it's taking so long for the darn 20 min survey, also added that i wasn't impressed with the lack of communication. Whilst i don't think i've managed to get a better service, he did say that it will be done tomorrow and hopefully have a slab down before Christmas. I'm not holding my breath though, knowing our luck something will go wrong and there will be issues with council approval, especially as our living area is East facing due to an error made by the builder (& only way to rectify this means we'll lose the little back yard we have which we weren't open to). As for the exterior of our house, we've gone completely neutral actually, but still within their pallette. We met several of their other requirements like a front verandah, awning windows etc so the colours (hopefully) won't be an issue; they are a soft Tuscan yellow kind of colour render on either side of the garage, and partial render to the other half in a chocolate colour (with some exposed cream brick). Front door will be surfmist to match garage door. I couldn't get my head around their colour scheme either (as in greens and reds etc) so we went for the soft yellow which was the most neutral of their pallette. Like i said we may get hit up to change them or possibly just the chocolate colour which might be too dark - im not sure as I haven't seen it in person! We thought about making a statement with the front door but It was too hard to match with everything else MrsTerry Hi hun just wonderin how things are going? Lets hope that you get a slab before christmas, would be a great early christmas present for yous we still don't have a prestart date yet, nor land titles but we have been told mid december. its all good in the hood. as for the design guidelines, its quite hard to set your mind to something you've never seen. i too am having a hard time deciding what our frontage elevation design will be specially the colour palette. we've been told "quirky" all i know is we will be having a surfmist roof and surfmist garage and thats about it hahah! we might have to match a feature wall to our letterbox, we are getting a free letterbox made from limestone by LWP, we still need to decide on this as well. our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=73578 Re: First Home Build in 'Trinity' Alkimos 55Nov 13, 2014 5:52 pm Thank you! Can't believe how the years are really flying by me now... Yes! Would be great to have a slab for Christmas! Mind you we'll be away from mid Dec but hopefully we can come back to it Have you asked why you haven't had pre-start yet? Hopefully you will have soon since titles are due for you next month! You best get you creative "quirky" juices flowing haha You sound like me 6 months ago... It is very difficult not being able to visualise something. We are also getting the "free" letterbox. Another decision with which one there.. Our block is only 12.5m wide so they suggested the smaller of the lot, but i was actually thinking of something longer to seperate and define our front from the verge. Then again we may plant a hedge along there to act as a border (& for privacy). Hmm... But anyway, the illustrations of those letterboxes look like they've been drawn by a 6 year old. Not very realistic and i honestly can't envision them either... Haha, there's something you don't hear everyday! As long as you go in having a good idea of what you want they usually assist with selections. I went in knowing 95% of our selections (hubby's too busy with work so i've selected everything) and there were still lots of little things i totally missed, like door handles etc, mind you our builder hasn't been the best in guiding us so lucky i educated myself, but every builder is different. We are still waiting for our titles which should have definitely been last month! Re: First Home Build in 'Trinity' Alkimos 59Dec 03, 2014 7:42 pm Hi Flicky! Still waiting on titles? Geez, what's the hold up? People getting lazy before Christmas? I spoke with our Sales guy today. Said they've got some permit or approval and are now waiting on shire which should be another week or two and then construction can begin! Except by then it will be Christmas... So hopefully by end of January we'll have a slab. Can't come quick enough i say! I just found out our property manager for the rental we live in has left - only because i called to complain about flys getting in the house even with everything closed! I'm so upset.. She's been our PM for years and inspections were an excuse to catch up more than inspect haha She always looked after us and i'm not looking forward to a new relationship with a new PM Our 'First Home' Build viewtopic.php?t=72518 Our Build: viewtopic.php?f=31&t=72518 Re: First Home Build in 'Trinity' Alkimos 60Dec 04, 2014 4:36 pm WOW! im so happy for you, i wish we were in your position! your home will be up and running in no time ( its a shame that christmas has come, gives the builders a 3 week break ) I have no idea what the hold up is. The block looks all ready to go! I have called LWP and they have told me that Landgate are having delays but it should be any day now. Fingers crossed! Aw no thats not good to hear at all! its always great when you have a friendly connection with your PM.. unlike us, ours was a nightmare! Do you think that was the reason she had left? Maybe she was over the job fullstop. You'll just have to count down the months until the home is built.. and think positive!! You wont have anybody telling you off for a messy home in the next 7 months or so A quick update, we didn't have site start before Easter.
