Browse Forums Building A New House 1 Jul 28, 2014 11:43 am We are in the early planning stages of building a new house. We are looking at adding 25-30% to our estimates to cover going over budget. My question is, how do people go over budget? If everything is in the contract, and therefore those prices are agreed to, that is the price that is paid? Or is it more that things are forgotten so have to be added along the way and this is where builders "sting" you? Thanks in advance. Re: Going Over Budget 4Jul 28, 2014 7:59 pm The big one is site costs and other provisional sums. I am a bit terrified of our site costs. Even though we will have a fixed price contract, as we are demolishing the existing house, there are provisions to that fixed price - eg if there are tree roots, rocks that need to be removed, or extra fill needed to restore after demolishing. Another one is the valuation by the bank. If the valuation comes back lower than expected, you may need to fork out additional money for your deposit, or have higher LMI etc. Builders also aren't all that transparent about all the possible upgrades and inclusions which can add cost during selections. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
