The builder is using a standard HIA contract and then we are sitting tonight to go through an itemised spec sheet of works to ensure they are doing everything we have discussed. From what I can gather, as long as they are not adding their own personal documentation on top of this, or adjusting the HIA contract in anyway, we should be ok to sign. I've looked into having a lawyer look over the contract and am concerned that if is is just a standard HIH with a spec sheet I'm paying $400/hr for him to look over it, a waste of time and money as far as I'm concerned. Would like to hear from anyone who signed a standard HIH + spec sheet contract without a lawyer and whether they would do it again or differently next time? Cheers. If it's an original contract (yellow and green colouring on the cover), some of the main things to ask about are:- Which payment schedule is to be used? Is the penalty for late work appropriate to the amount you will be paying for your virtually full mortgage? Are there any altered or added clauses from the standard as you referred to? Have you avoided PC Items and PS Sums? Are you getting an ALL UP price from the builder or a price from the floor up with just estimates for PC Items? Also is he registered is a good question.
