I have 2 dogs that are actually mine that live with me at mum & dads so they will be coming with me. They are older though so not as much work, plus they have each other for company when I'm at work all day. Not sure I would get 1 puppy since I am at work a lot. Your pup is very cute though!! I'm hoping to go to Melbourne Show and meet a dog breeder.. I'll post a breakdown of the comparisons in a moment. It was a long drive, had to go to the displays in Clyde. The gentleman I met with was quite lovely and very helpful, but gosh they are so reluctant to give up the price!!! At this stage, no idea what I'm going to do.. but I'll give you the facts and figures and you guys tell me what you would do in my position. Personally my ideal home design was boutique homes. Their workmanship seems to be bests. Carlisle display was kind of over the top. However boutique homes was over our budget. Bb price is in the mid range. Comparing ours to our neighbour's builder, we are very pleased that we have Bb. Our house design may not be my dream design but quality of workmanship is more important. So, I wasn't able to pick out all the inclusions I wanted with Carlisle, but I did pick out some big ones which they priced for me. I'm only calling out the differences between the two houses below. Custom Build inclusions & upgrades: Raft slab TV antenna LED lights throughout and pendants (owner supplied) Locks to windows & flyscreens Stone benchtops to kitchen, bathroom and laundry Coloured concrete driveway Letterbox Feature front door 40x40cm shower niches to both showers Rangehood externally ducted Split system Exhaust fan to laundry Sarking Laundry cabinet with S/S sink, stone benchtop to length of laundry with splashback tiling Dishwasher Extended overhead cupboards 600x600 porcelain tiles throughout Upgraded carpet to Cat 2 2.7m high ceilings Frameless shower to main bathroom and en suite, doorless shower to en suite Extend kitchen counter from 800 to 900 wide and add additional cupboard Awning windows throughout Double glazing throughout Upgraded BIR doors Brick infill throughout Front fence rendered brick pillars Total cost of upgrades $16,760 Carlisle upgrades & inclusions: Coloured concrete driveway* LED downlights to living areas Stone benchtops to kitchen and laundry Microwave provision and microwave* Rail shower* Upgraded carpet Upgraded facade 300x900 porcelain tiles Total cost of upgrades $16,600 I'm not sure if all of the above were included in that price, or if more was, but this was the figure I got.. I don't think everything I asked for was included and now after seeing the custom build list I can see there are a lot of things I forgot about!! Carlisle - 14 weeks to get to site start from.. whenever I pay a deposit. All colour selection is done through internal and external colour boards. They are okay, but nothing I particularly like, especially the external colours ;-; 4.5months to actually build the house once on site. The salesperson did say he might be able to bring down the upgrade costs and possibly get the contracts done sooner, but I'm wary to believe anything that isn't in writing anymore My biggest concern apart from selections is price, especially now seeing the two upgrade lists side by side. The Bayview though IS a bigger house... *Shrug* So what would you guys do? The Carlisle homes in Somerfield are a bit much for me, but the ones I saw today weren't bad, they are purposely all standard without any upgrades (except flooring and lighting) so it was good to see what you would get. BB is okay, but I just don't like any of the current designs.. they had some a few years ago I didn't mind. ^^' I'm glad your finding the quality to be good, definitely important. Do you think that is expensive? I'm not sure what pricing is like now... my builder has kept my price the same since July 2014.. You are paying per square m2. So if you divide total cost per sq.m2 then you get how much it will cost you to build per sq m2. Because Carlisle is bigger house it means it is cheaper in a sense that extra 5 grand to have double garage and having an alfresco is cheap. Don't be pressured by the salesman. Take time to consider but meantime Seek legal advise about your current builder 1st. Settle it 1st before paying your deposit to Carlisle. My opinion is there is really no point waiting. It is not about feeling desperate to move in but can you really trust your private builder to complete your house smoothly? 30yrs ago my sister had a private builder to build their house. They had delay after delay during the build and finally when they finally finished the builder went bankrupt. Double check if you are happy and satisfied with all the standard tiles, stone colour/thickness/grade, cabinet colour, handles, no of lights, PowerPoints, carpet and underlay etc.. All these adds more $ if you make changes. However, If $185 + $16 is the complete/final tender price then it is pretty good. Just to give you an idea, our base was $154 + variation $36k. Price went up after we pay our deposit 2-3months later. We got a refund of $190 I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
