Browse Forums Building A New House Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 81Feb 13, 2015 8:36 pm Thanks Tracey! True, this is my first ever home and the original plan was to turn it into a rental investment in a few years, once I've paid it down a bit. So it doesn't need to be perfect, your right, particularly the decor as I can always redo things down the track. Definitely focus should be on the structure Thanks for your kind words. Also, got a higher pre-approval on my construction loan. Yippee Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 84Feb 24, 2015 5:54 pm No progress yet...
Really want to get this all done and dusted by the end of March!!!! In other news, just found out I need braces (AGAIN!!!). Could anything else happen to break my housing budget? Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 85Feb 24, 2015 8:25 pm Aww Dawn you haven't had a great load of luck lately, I read through your longer post and I hope you're not too disheartened I think everything is going to look fantastic! When you get the updated quote just pull out some of the things you're not 100% happy with.. No good about the braces, I had them in school.. Once was enough for me.. Luckily there are some great ones now.. No where near as noticeable or clunky Hope you have a lucky streak just around the corner Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 86Feb 25, 2015 4:25 pm Thanks Ash The most annoying thing about braces is, I've already had them! 5 years ago I had teeth pulled and braces for 18 months. I've worn my retainer ever since, but my recent wisdom teeth surgery has messed up my teeth again And this time braces is going to cost 2k more than they did the last time I had them. *miserable* I'm not having a good time, but oh well. Off to the bank this weekend to sign my loan paperwork. They keep trying to get me to switch banking with them, but they can't beat my current banks deal. Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 90Mar 03, 2015 5:30 pm Yay neighbours! I haven't found a single other soul from Ascot on this forum. Which release are you in? I just heard from the sales office today, that my release (stage 3) is now due in July. April, June.. July. If it delays any further, I have very little chance of being in before Christmas. The only good news is I have more time to settle my building contract (which is taking forever!). In good news, I think I have finally got an appointment to do the colour selections. It will be the Saturday after this one. Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 91Mar 10, 2015 5:17 pm Went to visit my estate on the weekend. I rang during the week and was told that there was house building going on in the release prior to mine, but when I had a look around not a slab in sight! This does worry me as originally stage 2 was due to title in Sept/Oct last year, then I heard December. After one month I would expect at least a slab somewhere. So my stage 3 is probably going to be delayed further than the July they've already told me. They have taken down some of the old stable buildings near where my house is going in. In other interesting news, I was told a 294m block in the 4th release is $160k, so my block is now worth 8k more Also got my new debit card from the bank in the mail, I had to get an account with them for my loan. Not quite sure why, something about settlement fees. Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 92Mar 12, 2015 5:02 pm I have my colour appointment on Saturday In other good news, I just received a promotion at work! I'm so excited My new job title will be Project Analyst. Also will probably get a raise, though don't have any figures yet. Which means my mortgage repayments will be a little easier. Since I first got my preapproval I've had 4 pay rises, which has been the best thing about choosing a house settling a long time away. My savings and income have caught up to where I needed them to be, but if I had waited and was buying land now I would have paid all that extra cash in increase land and building prices. Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 93Mar 12, 2015 6:28 pm Congratulations on the promotion and the raise! Now be careful at your colour selection, don't blow your windfall on more upgrades Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: {Dawn} Local Builder in S.E Melb - Electrical Plan HELP! 95Mar 14, 2015 10:44 am Colour appointment done! Only took 1.5 hours! Can't believe I made up my mind that quickly. I had limited choices, as I was determined not to upgrade anything, so that helped. Post next with all my choices. This has the second render colour Drive Time, its the second colour back from the end in the dark blue. Snapshot of Interior: Floor tile is on the bottom, the larger white tile is for the bathroom and laundry, while the skinnier white tile is for the kitchen splashback. The polytec wood pattern sample is Soft Walnut, for bathroom vanities with the white shimmer countertop. The little stick of grey, is the grout colour, I think that one is the light grey for the kitchen splashback. The mosaic will be laid horizontally above the vanity and below the mirror. Only in the main bathroom, no mosaics in the kitchen or en suite, keeping it simple. This is a rough mock up on M Studio, they don't have the exact bricks or gutter options, but this is pretty close. Overall very happy with my colour choices, I would have chosen a few fancier things if I had the money. But I think it's a nice neutral and relaxing look to work with Re: {Dawn} Local Builder in S.E Melb - Colour Selection Done 97Mar 14, 2015 12:46 pm such beautiful selections Dawn! I love all your choices! Exactly what I would have chosen! Congrats, it's getting so close now! Yay Re: {Dawn} Local Builder in S.E Melb - Colour Selection Done 98Mar 14, 2015 1:01 pm Thanks Ash! I will put up the photos of the samples later, which shows them all together and the bathroom mosaic. I changed my mind SO much. I wish I could have picked a lighter roof colour, but that was the lightest colour available. I also surprised myself by picking the soft walnut, but it looked nice with the tiles and floors. The wall tiles are all gloss white, bit boring, but only thing in my price range.. plus I think they will look nice and simple and easy to decorate. Re: {Dawn} Local Builder in S.E Melb - Colour Selection Done 99Mar 14, 2015 1:01 pm Great choices Dawn, you'll be able to add colour with accessories with the neutral scheme. Good on you for sticking to builder's range, it's so easy to be drawn in by all the pretty extra stuff that ends up blowing the budget Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: {Dawn} Local Builder in S.E Melb - Colour Selection Done 100Mar 14, 2015 1:07 pm It really is!! I was picking my wall tiles from the range, and I said "good thing these are included"... and that's when she told me all the wall tiles I liked were over my price point, my only choice was white! It's so lucky I asked or I wouldn't have known about the price increase till I got my contract. I didn't mind though as I had decided the night before I actually kind of liked plain gloss white tiles for the bathroom, with my more interesting floor tiles. I did get lucky enough that I could have porcelain 600x600 floor tiles throughout at no extra cost, when my quote is for 400 x 400 ceramic I also got $970 added to my quote for gloss white kitchen cabinets, but I ended up picking Polar White Sheen from the basic range, so hopefully I can drop that cost (will have to check) and the sheen looks pretty good from pictures I've seen. I'm just downloading the photos off my phone, will add them into my above post in a moment. I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature. Nice pick with the paint colours! 1 34266 6 55311 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point. I'll drop by over the weekend to get… 5 27305 |
