I would love to move the garage, but unfortunately its part of the estate guidelines/plans, so has to be on that side. But I do like the idea of a window in the living space, just not sure how to do furniture placement.. I still want a window onto the back. Maybe a long high window on that wall, so it would be above the TV and such. Also you'd have to consider glare issues for people watching the TV, so maybe blinds or curtains would be a good idea. That said, I haven't heard from my builder in two weeks.. been almost no progress since I went to saw him weeks ago. We were aiming to have contracts signed by Xmas, doubt that will happen now. They did reassured me that I would not be hit with the January price rise even though I haven't yet signed contracts, which I thought was really nice of them. I also got my amended quote, we are RIGHT on the dot for budget, but may still be things to come as we haven't done selections yet. I did find out my gloss white kitchen cupboards are going to cost $970.00, tiles to the family room are $500.00, and upgrades carpet is $500.00. But so far so good. I've taken a few things out my quote, like dishwasher, blinds, mailbox. So, back to waiting! I'm on an extremely tight budget, but where possible I am trying to make friendly environment decisions. So, as much as I like the darker blues and such, I think I'm going to try and pick a lighter roof and garage door colour (once I see what my options are). I'd also like to used a light exposed aggregate for my driveway, but that one may be outside what I can afford. This is a mockup for the colours I am now considering, much lighter roof and garage door, and gutters to match. I am still having Mocha Bricks and probably Hog bristle Half for the window render with Dulux Teahouse or something similar for the front pillars (I think a bright green plant curling up around the pillars will look amazing against a dark grey backdrop). I'm still tossing up all my colours too, I love the thought of lighter colours because so many people choose dark but all my colour options so far have leant towards the darker colours Re: {Dawn} 3bdr Custom Build in South East Melbourne Estate 51Dec 26, 2014 1:56 pm I don't actually know the name of the colour, I just used the M studio program and picked the lightest flat profile tile I actually don't know what my choices are though, I think my builder mentioned there are only 3 choices, so I will just try to pick the lightest one. My estate asks for a roof that is either blue or grey, or something similar, no reds or anything allowed. Yeah its funny how all the options for outside tend to be dark, there are no cream coloured bricks offered in my builders standard range, but I like mocha, its not too dark, but its not really light either. I always wanted a light cream render for the front of the house, so that's easy. The rest I'm not sure about. Wish I could just pick colours already! I just want to get it over XD That being said I haven't made my mind up about so much! Next weekend I really need to do an electrical plan. I am now considering mosaic tiles for my kitchen splashback, but I don't know.. I'm worried they will be hard to clean but with white gloss cabinets and countertops, I'm worried about my kitchen being too boring (I didn't really like any of the other tiles my builder offered for splashbacks). How are you going with everything? I want mosaic tiles too so maybe I'm biased lol.. I think they bring a bit of bling to the kitchen though I haven't chosen anything, I'm making a scrapbook of styles I'm loving so I can take it when I have my colour appointment.. Some thoughts: - Definitely have to have the 2.7m ceilings - Really not a big fan of downlights (too harsh and you need a bazillion of them) - Still love gloss floor tiles (but will probably not be able to afford the upgrade) I even found a house in the new estate near where I live, that had my bricks and facade! I would love to have 600mm eaves to my whole house, but I just don't have the budget for it. My builder has however given me the option to have an eave (assuming 450) to the front facade (not including the garage). You can see the outline on the floor plan on my blog. Pros: - Protects front of the house from wind/rain - If I render that wall, it might help staining of the render (this is an assumption on my part) - Looks pleasing to the eye (though I'm worried about the weird corner) Cons: - Spiders live in them - Maintenance - Cost - Will it look weird to have it to one part of the house only? - Found out it provides very little sun protection to west facing windows (which my house is) So, I'm not sure what to do. I think given it doesn't provide much protection from the weather (having only one wall), it really comes down to 'looks'. Do people think eaves to one side will look okay? I went and checked out some houses in a local estate, I found out they all have eaves to the front only, but their eaves extend 1-2m down the side of the house, so you don't notice much from the front of the house. I might ask my builder if I can do that, if it won't cost too much. I'm also hoping to change the rendering to the front of the house, but that will really depend on the estate guidelines. I would like to not have rendering over the windows, because I quite like my bricks and it would be less maintenance down the track, but we shall see what happens. I'll have to do more research Re: {Dawn} 3bdr Custom Build in South East Melbourne Estate 59Jan 11, 2015 12:59 am If your budget won't allow for eaves around your entire house I'd personally opt for eaves on the northern side of your house, especially if you decided to add a north facing window in the family room. As you say eaves are quite ineffective at shading the house from western sun & eastern sun, & obviously you don't have to worry about sun from the south. However, as the sun's path is across the northern sky, lower in the sky in winter, & higher in the sky in summer, northern eaves are VERY EFFECTIVE at shading the house in summer, while letting in winter sunlight. If you decide to forgo northern eaves your house will receive A LOT of hot sunshine throughout most of the day in summertime. Although 450mm is too short, & won't shade the house from summer sun. I think a northern eave up to the garage will look ok, & won't be noticeable from the frontage. Putting an eave on the northern side, as you wouldn't see it from the front, and given the garage it's a short distance, so maybe wouldn't cost too much. The only two windows on that side are the bedrooms, which I won't be using for now (no kids . My other thought is to plant some trees/plants against the fence to provide some shade, or maybe shade cloth across the windows from fence to house. It is definitely something I will ask the builder about. Ah, everything is so costly! I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
