Julie Re: Building the Daydream 32 with Coral Homes 3Jul 27, 2014 12:03 pm Hi CatherineandMark, we're at a similar stage to you - soil test was completed last week and contour survey done two weeks before that. Just waiting now to move forward. We're doing a KDR so it will be a longer process for us, you'll jump ahead of us soon . We're building the Daydream 28 in south west Sydney. Don't you just love the layout of the Daydream? Do you have kids? We have three boys; 3,5 and 7 so the layout seems PERFECT for us Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: Building the Daydream 32 with Coral Homes 4Jul 27, 2014 12:04 pm jul33m1 Hi Cath, My husband and I are building the Marcoola 32 with Coral. Julie Hi Julie, are you going through Gregory Hills? Who was your sales person? How have you found the process? Any suggestions or hints you can offer? We're in the very early stages but have found it straight forward so far. You must be excited to be getting close! Everything has run smoothly so far, except there were a few errors with our initial tender. Hopefully the second one will come back ok,so that we can move forward. We were surprised to hear that we may require two Retaining walls as our block is fairly flat. We are building the Marcoola 32,slightly modified, now more like a Marcoola 34,we love it,it suits us perfectly. We have chosen the Inspiration package as it included a lot of the upgrades that we wanted. What house have you chosen ? What's the KDR process like? Fun times ahead ! You have me slightly worried now about the slope of our site. Obviously it's pretty flat since our existing home is on it, but there is a slight slope. I hope we don't need too much added to the site works. The KDR process seems a little overwhelming in all honesty. It's more that I don't have a clue what I'm doing than too much to do. I've been messaging with some H1 users that have been very helpful though so hopefully it'll all work out. I really like the Marcoola, but it's just too long for our block. Older suburbs seem to have more restrictive setbacks, which is fine really because we want to keep enough yard (front and back) for the kids to play in, but it cut our selections back a bit in regard to house design selections. As for site costs they weren't too bad, considering. I'm sure your KDR will go ok and at the end of it all you'll have a beautiful home. I know what you mean about Feeling overwhelmed, our house is up for auction this weekend, and with trying to get everything sorted for the build I'm feeling a tad anxious also! Everything is happening at once, but it will all be worth it,in the end. Julie Re: Building the Daydream 32 with Coral Homes 11Jul 29, 2014 9:19 am Good luck with this auction this weekend Julie. Are you going to rent nearby while you build? Do you have kids in school? When he starts high school he'll be going to Oran Park Anglican. So for the first few years we'll have a bit of travelling, Back and forth,oh well, what do you do? That's life! Yes we are going to rent until our home is built. Not sure where though as as I work in Parramatta and my hubby works in Mt Pritchard, and our son Goes to school in Wetherill Park, see what I mean about travelling! When our son starts at Oran Park Anglican,my husband and I plan to get transfers for work, in the Oran Park area, luckily we both work for companies that are moving that way also. I can't wait for the day that we live, work and School is all local. Fantastic! Yeah we have an open house tonight and then the Auction this Saturday, hope it all Goes as planned. How are your plans going? Have you thought about colours etc? Julie Re: Building the Daydream 32 with Coral Homes 13Jul 30, 2014 9:50 pm Hi everyone! Thanks for your responses! Its great to now have a couple of contacts at the same early stage of their builds too! And to have people within this thread now connecting in the same area as well. We've had a couple of kids from the boys' pre school go to Oran Park Anglican and they seem very happy there. Two of my three boys will be going to school in the middle of Campbelltown next year (only one goes there now) and we'll be living with the inlaws in Casula and even that seems like a massive trip to school. It will all be worth it though! And strangely enough I'm keen to start looking for a rental property, hopefully in Parramatta, near work and restaurants, soccer( my hubby and son love The Western Sydney Wanderers). Your lucky that you have your inlaws to stay with while your KDR takes place. When will your KDR start? Now we have 5 weeks to find somewhere to rent for the next 6 months while our house is being built. I've been looking on at rentals in real estate . com and there doesn't seem to be many that would suit our needs, now I'm a tad worried, anything semi nice or not too expensive seems to be snapped up. Oh well,I'm sure we'll find something. At the moment it's one thing after the other. It's such a busy time of the year for me at work,I have my works conference this week(I have to be away for a few days),really bad timing,I wish I could have Some time off work to concentrate on finding a rental. Thank god I have this forum to let everything out,I'd go crazy otherwise. I hope that everything's going well with you and that all the other future Oran Park residents building plans are going well,we get second tender this Thursday,I can't wait as it reminds me why we're putting ourselves through all of this Upheaval. Julie Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13773 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4350 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74709 |
