PD will employ a inspector behalf of me(BSS group). so my question is if you done your quality inspections with your builder, how was your experience? was the report to your satisfaction ? It is a risk to not have your own independent inspector for these and other stages. You should not put your trust in an inspector who has a vested financial interest when working for a builder. Thanks for the reply. unfortunately we didn't do any inspection on slab stage. but we are hoping to do one on current stage (lockup stage) as from the beginning they have done some mistakes. last mistake they have done is left out sarking. so as they are redoing our whole roof again I also thought to go with an independent 3rd party inspection. further I am not 100% happy with their wall insulation, which has gaps and holes and look compressed. informed about that to SS and hope he will take actions for that. Re: The experience of building quality inspection 5Sep 19, 2014 3:39 am Hi Jack, Whatever you do ask about their disclaimers before you hire them or let them do work on your behalf, because some do not get on the roof, inside the roof and do not look at roof plumbing. They should also tell you what their definition of defect is and it must not be just a one liner, but spell out all the implied warranties and must cover lack of compliance with manufacturer specifications. Good Luck with that. Look on any reports you receive and the disclaimers will be there and so you can improve next time. Also when building consultants look at homes for a particular builder firm in some sort of regular arrangement don't you smell a rat. I do. Also see if the report has wording to the effect that the report is in keeping with the quality of the display home. If so, beware that clause. Defects are absolute, not conditional on a display home quality. It reeks of compromise.
