We are looking at using an architect to design and project manage knocking down and re-building our house. Was just wondering what architects usually charge for the project management component. The architect we are looking at using has said her fees would be 10% of the cost (not really sure what the details of cost means). No way would I personally go down this road unless you had the money to do it of course. We paid our architect a flat fee then we searched for a top builder who could look after our project. Our builder controls every thing and thats the way we like it Also, I would be concerned about escalating costs associated with the build. The more it costs to build, the more payment he/she receives? Contract management is charged at an hourly rate often of between $120 - $240 per hour. What you are paying a builder for is project management. Builders will organise the materials and subcontractors. This is project management. Why pay someone else as well to do the same job.
Am I missing something? If you're talking about contract administration, that's a different thing and a lot less work. Architects typically charge 3% of project cost for contract administration. (Again, you can do this just as well yourself). We couldn't find an architect who would charge less than 10% and all the building designers charged between around 4-7.5% depending on the complexity of the project. Of course our house ended up being at the 'complex' end of the scale!! Casa2 I can never understand why people pay a builder and then want a project manager. I always saw this as something like employing an inspector to check the standard of the work. I guess the architect has an interest in making sure their design is built to the standard that they expect. Our designer offers a similar service and he charges by the hour as Simon said. Not sure if we will use him or not, as from talking to him he seems pretty involved in the build process normally, anyway. Totally agree that having the architect involved on an hourly basis for inspections and queries is a good idea. Or use a building inspector for the inpsections. But a project manager is excessive. I personally wouldn't use an architect for contract administration. This is one that can be done by the owner through site visits and utilising building inpsectors and archiotect as required.
