This is my first post. i have been re-reading very informative posts from knowledgeable people, and I wanted to ask a question here in hopes that I can learn even more. I'm looking to build a 225sqmt home on a 448sqmt piece of land in Ipswich (QLD). I received a "tender" from a builder and I was wondering if it was possible for someone to review the tender and provide any feedback. "You're paying too much" "Good deal! Ours went to tender and it was a huge document detailing heaps of things - even now - 1 yr later I'm having trouble with our builder and out docs as they are trying to tell me our arched window - among all the other windows is actually a tin/ aluminium window and if we want it to be glass that will be another $800 thanks. Do everything in writing BEFORE you sign anything is my advice. I originally was going to be building with them - my free tender was quite a bit off in terms of cost compared to the contract cost. Then my tender was $10k less than my contract yet again. I pulled the plug at this time and went elsewhere (which i am very happy that i did). Some of the items are priced alright. The zero lot slab upgrade seems too cheap - mine was close to $3k for zero lot boundary on a 224sqm house (not the GTL225). Consider doing your own turf or getting someone in after. $1500 seems like a lot. Go with the cheapest electrical option they offer and get an electrician in after build - it will be significantly cheaper than one of their packages. The rest is pretty standard stuff for stylemaster. You should get a better quote once you pay the $1500~, but yes your free tender is pretty bad. My free tender looked a lot better. Personally i would be worried if my tender looked like this, but i am going to guess it was not originally a PDF thus looks odd. Are you dead set on this house? Do you -love- it? Make sure you shop around and do plenty of searching to make sure you are happy with your choice. There are other builders, whom i would rate higher than Stylemaster, at similar costs. If you love this design, then by all means continue with Stylemaster. Make sure everything you ask for is documented in the contract or on the plans. Do talk with the sales agent if you think something is too expensive. They are willing to 'deal' with regards to price. If budget is an issue, look for a house that is no wider than 12m. You won't need to build zero lot then, and will save the few thousand (and you now have two ways to get around the side of your house).
