Browse Forums Building A New House 1 Jul 18, 2014 9:43 pm Hi all, this is not my first post, but I think I should start a new thread to record my first house building journey. Will be a good experience and if you are looking for build your first house, I hope you find my post useful.
We started to look for new estate from January/2014 based on principle of easy access to freeway/train and affordable no matter North , South, East, West (that’s ocean!!). From Ellenbrook to Alkimos then Harrisdale, Wandi and finally we found Wellard suits us the most. To be honest, I am still doubt about the reputation of Wellard because it is close to Kwinana but I think for the first house we have to compromise something and start from somewhere anyway. The first block we were look at had easement issue, we then accidently found the providence estate whilst we discuss with builder about the easement, so cancelled the previous block, signed up with providence estate on March. If you ever come cross the easement issue that will potentially affect your house, check with the easement owner about the house position and other limitation, for example, if it is a power cable easement, check with western power. You might find there are two different stories….. At the same time, we were also looking for builders, what we did was looking for the design that closes to our expectation and does our change based on that. Do you study, look through drawings and start to build up your own picture about your house and find similar design. But always remember that the house you are going to build is for living and the house the builder shows you is for display. Definitely worth to talk to many builders, you will pick up some small but crucial information from A or B but definitely not all from A. At the end it really depends on how you feel about the sales person, how much do you trust this person really. Finally we locked in Ventura simply because their original design was big enough for our land and price was more competitive than another. The design is based on the Triumph Plus. Here is our house plan and original design. please feel free to give me some suggestion about the new design, I do have concern about the lighting in the living area though hopefully that would affect too much. We have lived down this way forever and touch wood have not had any problems so i hope you enjoy living South I am also building in Providence Estate with Ventura We loved the Triumph but it didn't fit on our block as well as The Premiere so I am jealous of your plan! Obviously I love the design but a few things: - We got our WIR shelf and rail refunded - getting wardrobe fitout through Lifestyle Wardrobes and utilised the space much better - Ensuite toilet - not sure if you want to look at a door from the bedroom - could switch the door and walk into a wall (does that makes sense?) - We extended bathroom bench and included nib wall to avoid the little gaps on either side That's all I can see for now - love the design and look forward to following your build When are your titles issued? I went to Wellard last week and met Ian, he said the land will be titled in another about 10 days. so hopefully it will be issued by the end of this month. did you notice the railway next to the estate? do you know how often the train coming through? was thinking should I get a double glazed window for the noise...... Regarding the train noise, I am not so sure is if there is any freight train using the track. If not, the commuter train isn't that noisy. You can certainly hear it with the door open. We were at a house opening once. With the door close, you hardly notice anything. We thought about double glazing but it is at least $10k+! We wish it is a builder option in Australia. We just don't have that kind of $ for our first house at the moment. The base price is expensive enough. Also, we gave up on the solar hot water system. Looking forward to your build. You could hear it occasionally but it was very distant. I don't think you would be able to hear it from Providence and if you can it wouldn't be loud. The other rail line closer to Baldivis - I am not sure about that one, it's used but not too often I don't think and hopefully the trees will block a bit of noise. There are houses much closer to the rail line on Johnson Rd I think it is so it can't be unbearable. 10 days is not long to wait at all! Thanks guys. I had meeting with the builder over the weekend, the builder side is ready to do the site inspection, just waiting for the title to be released then they can go onsite.
