A mere 14 months after settlement of our block, we have signed a PPA with Peter Stannard Homes (PSH) to build our double storey in Bateman, WA. We are first time builders and went through so much indecision before finally finding a display home which looks right for us, and is priced within our expectations. It's called the View. This site has been worth it's weight in gold. Thanks to all contributors, you may not even know you've helped but you have Our design consultant has been great so far. We've been given a pre-start file (which is mainly just a whole bunch of brochures) and we have loads of questions. We're told it takes 9 weeks to get all documentation together and then pre-start. So we'll spend some weekends working out what we want, then hit prestart. I'm really hoping to get an appointment with the interior designer for PSH before then - not sure if that's allowed? Anyway I'll ask. Also I'm not sure when to get finance arranged? Is it now or after I have the final contract and inclusions? Anyway, thanks for reading. Hope to keep this Blog updated. I loved the view diisplay house. I found this phase both exciting and nerve-wracking !! I have been slack updating my build, but I am currently locked out and looking at 5-6 weeks hand over ( i am building the sanctuary display house) . SUPER excited!! Biggest problem I had when choosing things for pre-start were I didnt know what the upgrade costs were ... let me know if you need the upgrade costs and I can tell you ( from the top of y head actually ) . The kitchen in view is fabulous ... i ended up upgrading my over-heads after visiting the view display ! I was tempted to upgrade the bottom drawers to the touch open but i noticed the one in the display house was not working too well so decided to stay away with us having two young kids ! Please please please can you let me know upgrade costs? Starving for information at this stage ha-ha yeah we liked the touch open mechanism but it was $10k for that upgrade - sadly a luxury we can't justify. Re: Finally! - our new build w/ Peter Stannard Homes 5Jul 18, 2012 6:35 pm Sure no probs I did some research on the touch open mechanism, i think you would be better off without it since it opens with the slightest brush of clothes ect which can be a pain later on. What about the over heads ? They are great and come with a long warranty. Just me know what you are planning to upgrade as in the sink, appliances, tiles, stackers, brands ect and I will tell you the approx costs invovled. or maybe PM you all my variations? At the moment i am at 14 variations crazy i know !!!! You need to write up a list of EVERYTHING you want priced up, make a list as in Sink 1) upgrade to oliveri ( i would recc this as their sink warehouse sink is crap ) 2) upgrade to epure sink ect ect IT doesnt matter if you want 15 options priced up for a single item as long as you dont go AFTER pre-start and start getting variations. they take 2-3 weeks to price up things chosen at pre-start and if you want any other pricing after it takes a week to come back. Even though they dont charge for variations before you sign off , this is the most time consuming thing ( as in back and forth communication ) ....a waste of time. My CC went through a list of things ( a bit more to it than the pre-start book they give ) at pre-start and this got me thinking AT pre-start rather than before and then led to the rest of teh variations !! You are right, the file is not that informative - bit broad and confusing. Esp please PM me details on costs for lighting and ducted aircon if you have it! How was site works costs for you? Did you do lighting etc at pre-start or do you need to do this beforehand at the places they mention in the pre-start file? At what stage did you have to get finance together? I assume you need all costs first? The pre-start variation list is what your PC will run through with you during pre-start. That will help you out a bit. Costs for lighting and air-con was way too expensive with PS, our Design consultant recc we do it by ourselves. Lighting for 44 downlights was $7500 we are getting the entire house wired with c-bus integrated and 66 downlights/lights for 10 grand. Air-con, outside with daikan for a 3-phase it came arounf 13 grand but with PS it was 16 or 17 grand . I am not sure about you though since your house will be double storey .... maybe you might have to do the lighting with PS? Site works turned out less than we expected, our block is funny and slopes backwards and our house is now three levels of house . Total site works came at around 25 grand, with 5 grand for soakwells and drainage connection, 6 grand for site works (levelling ect ) , 6 grand for retaining walls ( we ended up doing this ourselvs and saved us 4 grand ) , 1700 planning fees, 2 grand for sinking power ect, 465 for temp power and other small bits and peices I can remm... You have to go to intelligent homes before pre-start and do all your selections for the smart wiring. Intelligent homes then send your selections and pricing for any extras directly to PS. I would recc you go to HS reflections as well to get an idea of lighting, make an appnt and they design lighting layout for you . I did my finance first before even going to PS , had it all sorted out. They expect you to give the finance approval letter when you sign the final variation/design off. You still have time but if your taking mortgage insurance ect I would start getting the approvals asap just in case to avoid delay and a peace of mind. With ducted air con and lighting, do you need to do this post-handover or will they allow trades onto site. If after handover, how does that work? Can an aircon be done post-handover? What about with flooring post-handover, and if PSH is doing skirting? My pack includes basic intelligent homes - does yours? If so, is this upgrades that you need to do>? With finance, how do you get finance approval if you don't know the final sum? Did you do retaining wall yourslef or get someone else? I have a slightly sloping block too. You have to ask your design consultant about lighting on the first floor and air con ducting before the second floor goes up, then factor those costs in ... Depending on you SS, he might allow some their tradies to do some extra work while on site like painting sealant and first coat before handover ... maybe air-con ducting ... you have to ask SS ... maybe ill ask for you ... when i meet ss again. I deleted the skirting boards which is the way to go if your not installing the flooring through PS as they will install it at a certain height and complicate things ... i am getting it done through their carpenter after handover after the tiling and wooden flooring goes in ... at 13$ supply and install 140mm splayed skirting boards. I think i might DIY paintin ! Mine had the basic intelligent home pack (inclued in base price) but had it removed as hubby will be wiring it up after himself. I didnt know the final price, just estimated. we had put in some extra pre-start money in there. And teh rest of the upgrades we wanted which went over we will put in our own money !! Btw what wooden flooring are you going for ?? 200$ ?? I am getting marri std and better put in the bedrooms for 150$ roughly, i was tossing between that or mahogany which costs the same.... check out BJ flooringin osborne park or chealsea flooring they good ( i will confirm that after theactual install ) I am going with chelsea flooring i think ... I got the retaining wall done through bradford retaining. PS allowed us to do all the site works through them for the house which worked out cheaper. Bought a few samples to try out in the display. Also need to check those BJ flooring and chelsea flooring. So far I've visited floors of distinction which was good and Carpet call. We are in a bit of a rut because we took out most electricals and ran conduits, but i think its cheaper to install while building rather than AFTER with insulation ect its harder and more expensive/time consuming ! Are you putting in a pool? THen please specify in your plans so that plumbers dont run their pipes near it ... we were digging our pool yesterday and hit main sewer pipes and it has to be redone $$$$ !!
