I'm finding this whole building thing very overwhelming at the moment and I'm looking for advice. We are knocking down and rebuilding, but we have tenants in the house. We want to keep them in paying rent for as long as possible but I don't want that to delay everything else. So I guess I have a few parts to my question - the main being when to give the tenants notice to vacate (2 months I believe.) We are doing our colour selection on Monday July 21st (next monday) How long does it normally take to get final plans after the colour selection (building with Boutique Homes) We then need to go to council to get a Planning Permit as we have a few overlays. The main one being for inundation. So I have no idea how long that will take through council (Moonee Valley Council) We have already done a Pre-approval Meeting with them, which went well I think. Then there is Demolition and installing of the power pit. Reading peoples posts saying the pit can take 2 months. Feels like so many hurdles to jump before seeing soil turned, and I'm feeling very disheartened. Any advice would be lovely. Thank you. I wanted to boot my tenants out prior to the lease term and gave them 60 days notice as per law. They basically told me to stick it and stayed on an extra 3 months, didn't allow me access to the property for soil tests etc so I had to start sending them entry notices. My agent said I had no leg to stand on if they decided to go to VCAT so I let it run its course. It put me over 3 month behind schedule. My advice is give them notice and see the reaction. Be prepared that they may vacate and you won't have income. Or you may get lucky and they get out early.
