Browse Forums Building A New House 1 Jul 14, 2014 4:18 pm Hello All We have been looking at purchasing a block of land to build on, most the blocks are sloping but the part we find hard is getting started as there is no one point of assistance and certainly no one point of truth. The block has quite a slope but not as bad when people see it, however when you talk to builders no one wants to look at it, they say there will be earthworks required etc. So I called an earthworks, retaining wall company and he is going to look at the plan and will try to make time to look at the block. They also want the plans for the house, but I cant get plans for the house until we know what we can do with the block etc. Then mentions form 13 etc... So my questions is, what is the normal process when you want to purchase a sloping block to get what may be all the expected outlays, roadblocks etc. What do people do before committing to the land purchase. I can get piecemeal info from every source and then some even contradicts the other. Any guidance etc would be appreciate, just need the first point. Just want to my homework and turns out best not to ask people with a vested interest and ask others that have done it whether it be good or bad. Stewie Re: Starting from Scratchv- Sloping block 4Jul 15, 2014 8:59 am i have a sloping block and built a custom home split level . with our builder he talked to me about the site and how best to put a house. cheapest was the split level which works perfectly. when i first looked at the block was told when you get to the top it is level. many builders would not even look at the block because of the slope. site costs i am not sure of at moment. but when the builder started digging noticed that the driveway would still be too steep so they dropped the level of triple garage more at no cost to me which is rare for builders to do. retaining wall was alot so getting quotes before hand is a great idea. my builder did the council approvals etc. so best to do alot of research and check out display homes and builders in your area. i am not quite sure what you mean by roadblocks is this for heavy machinery Re: Starting from Scratchv- Sloping block 5Jul 15, 2014 5:00 pm Thanks Rocky That's a start for me, the problem is the do I buy the block before doing due diligence or do the due diligence first and more importantly what is the due diligence. Nice ramble on hey, basically saying knowing where to start. By roadblocks I mean every time I speak to someone different they come up with another thing we didn't know about that would cost money or have some risk involved. Thanks for the reply, hopefully one of the earthworks/boulder firms is going to site tomorrow so may have more of an idea. Saying that they wanted the plans to the house but how can I plan the house when I don't know what I can do with the block...see where I am heading. Cheers Re: Starting from Scratchv- Sloping block 6Jul 15, 2014 6:12 pm You should start with your local council and see what rules are in place for your block - setbacks, building envelope etc and that will determine where your proposed house can go. Once you know that then you can work out the best area for your driveway. The rest is pretty easy to work out regarding siteworks such as retaining walls, cut and fill etc. If it is in a new development there will also be rules about what you can and can't build or overlays which the developer can supply you with.
