We're doing our own electrical so have had access to site, and have noticed a ton of defects/imperfections. Is it worth giving the builder a list now so they can start working through them or do we leave it until PCI? There are heaps, and lots of them will involve more than one trade to fix, and trades that are supposedly finished (joiners etc). We signed contracts in August last year, so they are getting close to the point where we can chase them for compensation too if that makes a difference. Keep in mind that they haven't actually "finished" yet and so some (many?) of the items might already be on lists of their own or at least would be picked up and added to their on lists at an appropriate time. So as long as you are nice to them and are just "pointing out things that I have noticed in order to assist you", rather than "finding defects that I am assuming you wouldn't have been fixed without my input" then I'm sure they would welcome your information. First time i built i gave a list of items i had found to my builder a few weeks before PCI was scheduled, in the time between me noting them down and giving the builder the list they had already rectified a few faults of their own accord. Next time I get in I'm going to go ahead and write the list. Even if its kind of stepping on toes I guess it will be appreciated when they owe us less money for the overrun of build time (at this rate it'll be in the thousands) Its worse than being due to have a baby! At least with a baby you know they will induce you at 10 days over - we have people calling and asking when we're moving and we don't even have a ballpark date. And who is your builder? Did you check how much they will have to pay you per week over the contract? Sometimes the builder had already organised to fix, other times not, and he never got narky with us for bringing stuff to his attention. Re: list of things to fix 10Jul 15, 2014 1:56 pm At the handover we didn't really have a list -we had a few things. But - we then did a real check at handover - I mean hours. They accepted everything. If we saw something that was really wrong during the build - ie a power point in the wrong spot - we told them. Usually they could fix it as they had time and often the build was in progress. At the first check after taking over we had a list - but they also do one. We've found things since the check and they have allowed them. Their chap went around the house with us and wanted to see all of the things. So - I guess you could send them a copy first - but they'll still want to go around I'd say. We took the 12 month check - not 6 - as many do. Re: list of things to fix 13Jul 16, 2014 11:47 am We get $250 a week over. They started on site in February, but were supposed to start in December. Consumer affairs have said that we start counting from when they were supposed to start, not when they actually did so its not going to be a clear cut thing, I'm going to have to fight them on it all. Consumer affairs also advised us to go after them for a 5 week delay in gaining developer approval. Our roof tiles were rejected so we selected different ones and signed/returned the variation straight away. It then took them 5 weeks to resubmit to the developer panel which shows they have not acted in good faith. In turn they tried to blame the developer, but the developer had already given me a copy of all the email dates so they got busted big time! No response or apology though, they just ignored it. Re: list of things to fix 15Jul 16, 2014 2:16 pm I think consumer affairs just handball you across to VCAT which is going to be painful, but I'm hoping if I have enough ammo that maybe they'll just give up and concede the $$ instead of taking the time and $$ to argue it.
