However, I received a post contract variation just now stating: " Provide an electrical mains extension of 10m to the left side of the block due to no connection being available at the front boundary. The electrical mains are required to be connected to the electrical turret which is on the left hand boundary of the left hand neighbouring property." When I signed the contract it was stated: " Underground power connection from existing pole/pillar/service point at the front of the property is included in site costs." Are the above two things different? Please can someone explain this to me? Thanks. What the variation says is the connection is not right in front of your block but 10m away in front of your neighbours block. That would mean the power is available at your property boundary, so there should not be any variations, as the power is at your boundary right in the front of your block. Now the confusion for me is: that the land is in a new estate; The land development company's service plan shows electricity/power line being available at the front of each block however my builder says it is not and hence I must pay extra. I have contacted the land company and asked for clarification. I am waiting to hear from them. The money that my builder is asking for is not much ($500) but what I am trying to understand here is that am I paying for something which is either a) already available or b) must have been provided by the land company (as indicated in their CSP) but they haven't provided? Thanks. if its on the developer plan, i'd argue the developer should be paying for it as it seems it was forgotten or not yet scheduled. I suspect this could be reletively common where infrastructure for the stages are developed in parts (eg roads arent laid all teh way through, but only to the end of the stage). Yes, this is what I suspect now that the developers have it on their plan but have not completed the work or have not provided electrical/power at the front of every block rather have just provided a point once after every few blocks. Hence my builder has to get the extension from my neighbour's block as the eletric turret is in front of my neighbour's block. Although, I am not at the end of my stage's boundary but actually somewhere right in the middle. I have emailed the developer and waiting for their reply. Let me see what they have to say. They may be able to tell them that for $500 they can just connect to your neighbours pit saving them a bit of money and infrastructure. We are going through the exact same issue with Mirvac and our builder. (Also building at The Avenue). Our builder wants to charge us close to $1,000 for the connection! From where I see it the developer really should be covering this charge. As is was clearly on the developer plan. We are yet to pursue Mirvac's developer regarding this issue. I will be very interested in what information you get back from them. Re: contract variation conflict-Please help me understand th 10Jul 17, 2014 10:33 am I believe it's because you don't have the electrical turret built on your boundary and they need to run the cabling from the nearest turret which is on far side of your left or right neighbor's boundary. The developer (Mirvac in this case) could have done better by highlighting these potential 'extras', I would think... Below is the reply I got: "As per our recent discussion regarding the power supply queries we have received at Alex Avenue please see attached the certified electrical plan for stage 1 which notes that a 40mm PVC service conduit is supplied to each lot from the pillars in the street. The purchasers builders are responsible for the connection from the pillar in the street to the dwellings. Please advise the purchasers accordingly." So they are saying their electrical plan only had the service conduit to each lot and not the actual power line. I am not very happy as this was not clearly communicated when we bought the land.
