We have found that large-volume builders are unable cater for our custom plans. Builder's inclusions: single story house, architectural plans & submission, flooring, site costs, government charges, BASIX, air-con, medium to high-end inclusions. i.e. nothing more to pay from start to finish for $2000/m2! Builder's exclusions (but need to be factored for a new home): demolition, driveway, fencing, blinds, fly screens, awnings, turf, letter box, light fittings, clothes line, shed, landscaping, plants. However, if some of these items are included, then it's a bonus! We are starting think one doesn't exist in Sydney for this price. Many builders are also asking for up to $5K to provide an initial tender. Is that normal? If you have custom built and would/wouldn't rebuild with the same builder, we would love to hear about your experience. All recommendations are welcomed and appreciated. Re: Custom Builder in Sydney - Inner West 2Jul 09, 2014 3:37 pm Small builders kinda have to charge you something for providing a detailed tender, otherwise tyre-kickers would send them broke. Larger builders can use existing plans & costs to give you a tender for much less, but as you've found, they're less set-up for modifications. How many project builders have you spoken to? I ask because there are still those that happily claim they'll customise. I'm not saying you shouldn't go with a custom builder, but what are your requirements which don't fit into what project builders do? It all comes down to our square block (20m x 20m) not fitting standard project builders' plans. We also have a long list of additional items (i.e. higher insulation throughout, double glazing, etc) that many project builders simple do not cater for. Hence, a custom builder is our only alternative. I would recommend to anyone considering building a home to buy a standard block size (i.e 15m x 35m+). It will much cheaper to build and easier to find a builder of your choice and budget. Re: Custom Builder in Sydney - Inner West 4Jul 10, 2014 5:57 am here in country nsw i went with adenbrook homes i built a custom home with them and were very pleased . they have offices in sydney and the builders here were telling me that adenbrook also will do customs in sydney so no harm in asking . have you gone to display homes and asked the reps. i know here when a couple of builders looked at the plan of my block they told they would not build a custom home on it.
