Browse Forums Building A New House 1 Jul 07, 2014 10:28 pm Hello everyone! I love this forum - it is so helpful. I need some advice... my husband and I have decided to build the Havana 3 - however, we are unable to build on our land until June 2015 - so obviously there is no rush! We had our quote done before the recent price rise - the price came in at around 250,000 - this price included: site costs, free impressions package, free alfresco area and a bonus of $5000. The only problem is, is that our fixed price of 150 days will only take us up to December. We will then be up for around $6000 to fix the price until June of 2015. We know full well there is no rush, but this deal seems too good to be true... as it is everything that we want. If we do not sign, and sign later, we have costed the build to come to around $270 (with no inclusions) we know that they will throw something in, so this will reduce the cost, but we just don't know what. Should we sign now, and pay the $6000 or just hold off? Any advice would be greatly appreciated! Thank you!! Re: Fixed price tender 2Jul 08, 2014 4:53 pm Hold off.. once you are locked into a contract it is very very difficult to get out of. By the time you are ready to build, the cost escalation may cause the builder to cut corners in order to keep within the Contract Price which usually means, delays, defects and all other sorts of problems.. Its best to have your contract checked by a building consultant (your plans) and solicitor before you sign. This will make sure that you dont face problems later, that you are covered re liquidated damages etc etc. Good luck! Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 8 2249 So AFAIk the outcomes of the BAL ratings form part of a clause that allows them to pass these costs on to you. However the more relevant detail is how did it go from 19… 1 851 Are you saying that these consultants are involved at key-points of the building, and perform site inspects at the stages, or only after building is completed to point… 4 9012 |
