The developers got an independent company to test each individual block and classify it. mine was classed S class and about 10 oages long. Unfortunately site costs on clay are hefty due to movement in the clay and extra structural requirements with the build. Let me know how u go I have contacted my builder but still waiting. My partner and I are also building in Helena valley views stage 2 and have received the news about site costs today. We also got a rating of 'S' class from the developer. We will def be making a complaint. I know of a couple of ppl who brought in another estate and had the same issue after complaints they received money back from the developer. I spoke to my builder about site costs still waiting for a reply from the "boss" as wasnt happy with the response of its in estimating and they would only let me know if the costs were above the prov sum which is 40k. Verbally I was told around 25k but with you guys coming around 40k Im worried thats why theyre not answering me. I think I would rather know and deal with it than this BS. had a building license for a month and still nothing but sand. If we are going to make a complaint better more the merrier and all together. Re: HELENA VALLEY VIEWS - BUILDING A HOME 28Nov 27, 2014 5:17 pm Hi Copper, Yes we finally have titles but that is about the only good news we have had come from the developers. we have just been told we can add our extra site cost to our finance so we will now have a 10-15k bill so sort out on our own. I think we should all email our neighbours now we have the details and ask if they are in the same boat and if they are to complain with us! I had a number of things to complain about including the additional site works issue. In regards to the delay all his reply was, our block has made $30k over the last yr + so that is compensation. Which that is certainly not good enough. We should be almost sitting in our house by now. He said the developers are not happy cos they could have made an additional $750,000 if they sold after the development. Another thing that isn't our issue. We just purchased the land. If one or two of us complain nothing is going to be done but if a few ppl do they might start listening. I am at site works stage apparently not that it means a whole lot been at that stage for 2 weeks and all I have got is a pile of rubbish and bricks and scaffolding from builder next door. My neighbour has just been told her siteworks are going to be $42K. They are not happy. I am with the same builder and although they don't have my final figure until next month, they said to expect somewhere between 45-50K. When i emailed the salesperson about this outrages figure, they tried to blame the builder for trying to boost their profits! Talk about passing the buck! I also need to get shire approval to move part of my retaining wall as mine is a corner block and they put the driveway on the the other street than i was originally told and my house won't fit in that configuration due to the shape of the block. That won't be cheap to do(if i get approval) Very dissapointed after waiting so long. It seems we may all be in the same boat, a leaking one with the site costs. When I signed up for my house over 1 1/2 years ago they put a provisional sum of 40k into the contract for site works, I nearly passed out then, my builder still has not told me what my site works are going to cost, I just get told it will be adjusted at the end of the build, which is a little scary. I know from experience that building on clay is expensive but 40k seems excessive, they also charged me an extra $2k for the down pipes to be connected to the storm water pipe. I don't know if there is anything we can do collectively with the developers about the costs, if we all keep in contact and more join in we will get more information and have a starting point for costs. Re: HELENA VALLEY VIEWS - BUILDING A HOME 39Dec 13, 2014 12:17 am Hi Copper, I feel that if they have managed to achieve the correct site rating for the sites(no doubt just scraped in on some sites) then it's just tough luck about the site costs and I guess it's just the end user who pays up. Just gave my survey results and builders site report to my sisters partner's dad who is building their house for them in stage one. Trying to get a second opinion on what is perceived to be an acceptable amount to be expecting to pay for the site condition and Foundation upgrades that are required. I hope in your case, you won't be needing to use your entire 40k provision. Surely they accidentally got a few blocks right! Good luck!
