I'm building a single story house in South Eastern suburb in a newly developed area. In the developer covenants, it states like this: ' The face of the dwelling must be setback at least 4m from the primary frontage and the garage on each lot must be setback at least 5m from the primary frontage' 'Exception to front setbacks: covered roof elements such as porticos are permitted to encroach with the front setback by up to 1m.' But in the plan of subdivision, it shows that the 5m for the front setback and 3m for the rear setback. So my question is how many metres is for the front setback? Is it 4m or 5m? Also, my builder says that for roof height of more than 3.6m, I can't encroach the portico, is it true? Re: Minimum front setback 3Jul 04, 2014 4:38 pm Is this a South Eastern suburb of Johannesburg? It might help to say which council you're in (and which state) ... there are people 'round here who are eerily knowledgeable on such specifics! We also have a 3m at the rear of ours which shows our building envelope. Our main house is 4m from the footpath and our garage is 5.6m from footpath. Hope this helps! So your estate guideline says 4m front setback and 5m setback in the building envelope? Re: Minimum front setback 9Jul 11, 2014 7:20 pm It basically means that the front of the "main" part of the house has to be a minimum of 4 metres back from the boundary. The garage has to be set back 5m so if your house is at the 4m then the garage needs to be staggered back. If you have a front portico or similar, it can be forward of the main part of the house by up to 1m. Apart from the distances this is pretty much the same as the rules in my estate in Western Sydney. You'll probably also find that your house will need to be in line with your neighbours. But the thing is while the MCP says the setback is 4m, the building envelop shows 5m setback from the front, so I wonder whether it'll be 4m or 5m?
