I recommend going to display homes and looking online to find plans which would work well on your block. The big companies will let you customise your plan a fair bit. I have a fair idea of what I want/need and as it is a small 320m block I am only looking for 1 or 2 master bedrooms with the second one being semi ensuite and have an adjoining study that could be converted to a small bedroom in the future (purely for resale purposes). I do not need a theatre, however want double vanity in ensuite and maybe double shower and all toilets to be enclosed with door. The block is north facing(NE to NW) so want to utilize that aspect and have all living/dining areas facing north and have wrap around garden/grass etc with alfresco in the middle. Floor boards in living areas, maybe carpets in 2 bedrooms and would be nice to have a fireplace (gas). I would like cladding in portico and house probably rendered, etc. Higher ceilings, drop down in kitchen, niche in shower and down lights. Considering French door to alfresco... and doggie door yay - quite excited. I am the most indecisive person I know and although I know what I want I am dreading to go to display homes/shops for final material selection... I had a few . But all got sorted out . Was I stressed ?did I cry?yes, yes but I guess that's building . I would choose redink all the way . But in saying that I base it on my experience . I can't say everyone has experienced the same . I think go to display centres and have a look normally they have a folder of other plans that might suit you better . Good luck. I have seen a lot of redink posters here so it is rather difficult to chose as I really would like more personalized service as working away a lot so would want to deal with minimum number of people... I'd be happy to stand corrected as first builder and kinda jumped on the building bandwagon as could not find a house I liked for the money I could afford. Found a decent block and just decided to bite the bullet without much research... It is hard to decide... On the other hand strata living proposed to get a survey done for $1000 and deduct from the final cost... Did not see great reviews on them though... Does anyone have Any experience with Strata Living?/ summit? I know what I want - simple 3x2x2 with 2 main bedrooms on either side and additional office/3rd bedroom adjacent to one of the bedrooms as they would share bathroom if it gets to it/ when sold. We had a few different meetings with builders - summit, redink, DA, gemmil, aveling, metro strata, Amano homes, ultimate homes I name a few. Someone else may be able to weigh in - but not sure if you will avoid the whole 'dealing with lots of ppl' thing?! Not sure. I would suggest meeting some of them and seeing what they say... I have been speaking to few so far(about 5) and I have to say some just did not seem to bother to reply or follow up... It is not easy as I am away so everything is being done on the phone and email at the moment...I am however happy with how my drawing was converted to initial sketch. Kitchen will need to shuffled around to fit the new space. Also, if you are allowed to go wider on the northern boundary (assuming north is up on page), I would. Re: Building on a rear strata lot 38Jul 23, 2014 2:25 pm Thought of something else. Does the house need a bath? Baths are a strong selling/renting point for people with kids in particular. But this plan isn't really for families. I think you could ditch the bath, put a double shower in its place, shift the powder room to the right and square off the laundry. Then you have space for a bench or linen cupboard to the right of the sink in the laundry. If you do this, I would also re-position the powder room door to the opposing wall to the toilet. That way the first thing you see when you walk through the front door is still blank wall, not a toilet door. Just a thought. I should stop procrastinating from work now. No bath in the house, that was first thing I wanted out, there will only be a double shower in M2, switching WIR with Bath in M2 that should then push laundry and give extra space in living. I am trying to have as much lawn/courtyard to get the sun in and be as far away from the fence as possible. kitchen will expand too. I will upload new plan later today... I am quite excited I am getting there as happy with it just want to maximize living spaces and make it as practical as possible. It is costing a small fortune, and we are well aware that it will have its ups and downs. Just remember from the very start that no building process will ever be completely smooth sailing I would suggest going out and looking at as many display homes as you can. Get an idea for colour schemes and measurements. Stand in bathrooms/kitchens/laundries and suss out whether it works for you and your routine. The more prepared you are, the better good luck!
