Browse Forums Building A New House 1 Jul 02, 2014 8:28 pm Hi All, I'm new to this forum, but it looks like there's a wealth of information on here. Being a bit of a planner and a person of detail, I think I would find this forum (and all your views) very useful. I've titled the heading "Switch Homes", but we're yet to sign, but have found them to be the most flexible to work with within our budget range. Don't get me wrong, I needed to chase up, follow up, email and phone to get what I wanted, but after working with about 6 building companies in trying to shortlist, I've come to the conclusion that this is unfortunately the norm. We've recently bought a 657m2 block of land about 250m from the beach in Jindalee and we're looking forward to building our home there. We're currently 12km from the city, so not really looking forward to the drive in, but that's a worry for another time. Will attach design. I'm very keen on feedback before I take the next step. Switch has been abit of a roller coaster but again we started and went through 3 other builders before signing with them. Looking forward to seeing it progress!!! We looked at switch and from memory they are part of the pindan group which seems fairly strong and were ok to deal with on a commercial basis. for my curiosity Is the pool you're putting in concrete? We drew our plan and took it to them and said price this please. We couldn't find a plan that worked as most blocks now are narrow and it took ages for us to find a square on a square. Was easier to draw. Keep on top them would be my advice. They tend to not keep you updated which I think is the case with most builders. Ours did get so bad it's warranted constant communication with the general manager so fingers crossed you have a better ride. Also have a think about what you want from the start and get it included in PPA so there's no surprises including if you want air con installed by another company. We got hit with charges left right and centre for that and everything we thought of putting in before signing prestart docs and then it took weeks to turn the plans around. I think you're right though, seems to be pretty much the same with most builders. I just had a heated conversation with 101, because they want to meet for a 5th time and want me to sign on the spot to take advantage of the special....BUT, they refuse to send me the design (which we draw to scale for them to price), which isn't the end of world, but when I was told that it's company policy that he can't send me the pricing to review and we need to meet, and then when I asked will he leave the pricing after we meet for me to review, I was told he's not allowed to.....immediately concerned me. We're probably going with fiberglass, since it's cheaper/easier to maintain and I prefer a rectangular pool, so seems no reason to go concrete. Our admin side of things also took a long time but a lot of that was us faffing about asking what about this, what about that and by the time you do that a few times, months have gone past before you know it. Our consultant was good and got us to put a lot of the bigger items added into the PPA as well but it got messy when we started to take some things out in the variations! So as Sazzy91 said it would be a lot smoother knowing what you want first up. Thanks for the reply, appreciate the feedback. Following everyone's advice, we've made a few minor changes to the plan to try minimize changes down the track. We're trying to rob Peter to pay Paul, but it's a tricky process, isn't it? If you don't mind me asking, what were you main non floor plan changes i.e. Appliances, lighting, etc? Not convinced about the Ariston, and thinking about going Bosch or something, but it all starts adding up. Congrats on your new house!! Re: Jindalee - New Build - Switch Homes 17Jul 23, 2014 11:41 pm Well after trying to get most in at PPA we still had a hefty pre-start bill! We upgraded a lot including: changed the roof tile profile, added sarking to the roof, upgraded windows to low E and some to hush glazing (for noise reduction), gloss and silk finish to cabinets, upgraded all the tapware and basins, full tiling to bathrooms, doubled the electrical just in power points and provisions for the lights - we'll do the downlights after and adding provision for grey water connection. Plus some other bits and pieces but it doesn't take long to add up and once we put it on our list of wants it was very hard to take them off again because then somehow it became had to have!! I wasn't convinced on the Ariston either and they weren't happy about changing it to something else because of the insurance although I think if I really pushed they would have. I'm actually happy about the oven now that I have looked into it more and I'm having 2 60cm ovens rather than a 900. I didn't like the Ariston cooktops on offer at all but just in time they brought out a new one http://www.harveynorman.com.au/ariston-750mm-planar-gas-hob-cooktop.html, which I really like. Any electricians here please help. 1) Will the Fan need separate switch to ON/OFF/Speed eventhough it comes with Remote 2) how about… 0 1170 Hi there!
