This is our first time on this site. Just wanted to share our journey and hopefully get some ideas. This is also our first time building!! Very exciting!!! We have chosen to build a Matisse with JG King. We really liked the open floor plan of this house. The house has two lounges, WIR, WIL (the more storage the better!!), 3 bedrooms and an alfresco. Adjustments: >>EXTERNAL *Upgraded to colorbond from roof tiles. ($3000) * Added a wooden grain garage door with matching wooden front door and translucent laminate. ($299 door, $162 translucent laminate, $470 garage door) * Added a wooden cladding to go high between the outdoor pillars. ($200) * Extended the garage. ($1740) *Above the garage and windows, had the wooden cladding removed and replaced with bricks ($1600). * Added eves to entire house ($2800) >>INTERNAL * Bi folding doors in the lounge. ($99) * Swapped a door for a window, in the kitchen area. ($206) * Changed the ensuite around and made the shower larger. * Moved the trough in the laundry, so that it is against the window (not in the middle). * Upgraded stone bench tops. ($145) * Added in 600mm-400mm to ensuite and 350mm-400mm recess to main shower. * Upgraded carpet and underlay. ($720) We have chosen to go for a neo facade, which consists of two rendered front pillars and a small porch. Soooo many! How horrible Our improvements * Side of house * tv installation without visible wires * Front lights * Kitchen lights TIPS: Below are some tips that we have learnt so far... * First of all my personal tip from my personal experience STEER CLEAR OF JG KING. Our dream build turned into the build from hell. Still, a year plus after we have moved in, we are fighting to get defects resolved (refer to defect page). The person they send out to complete the defects is on a short time limit , is a handy man (not someone who specialises in the specific defect area), does a poor job and does not completel the job! Others may have experienced a different type of build. Though in the Victorian area, poor quality, tradesman ship and communication, seem to be a common thing. One thing to keep in mind with steel houses too... Something we never knew, is that the steel frames bend and flex with heat/ cold. Resulting in extra cracks.. Possible the reason for our crooked walls too? They install less beams, which are thinner and at a wider space apart. This isn't a problem for the typical owner, though it can cause issues if lights need to be installed (and roof access is required), or heavy/ large pictures and tvs are hung (and beams need to be located). Goodluck to everyone building. Remember to do your research and don't fob off word of mouth reveiews like we did Other tips .... * Keep ALL building documents, finances, old and new plans (in plastic sleeves) in a large binder folder. This makes it easier to locate the documents, and can also use as evidence, if building company try to sting you for a variations that they added on (which wasn't part of the original plan). * When selecting colours, be proactive and take advantage of local display homes. Google and Pinterest are fantastic, but it's easier to imagine colours in your own home, when you see these in real life. * Remember; >>When selecting bricks, you need to choose the bricking style and mortar colour. >> When selecting overall colours, be sure they suit your furniture, home decorations and needs (ie We selected tiles over floorboards, so that they dont get scratched but our indoor dogs). >> Colour agents at the colour appointments do have some great ideas, but be aware that their colour choices may not be so great....Listen to your gut instinct! The first idea, is usually the best idea. >> When selecting paint, you need to choose colours for the roof, window/door trims and architraves. >> When selecting colours in the kitchen, a colour needs to be chosen for the gap above and below the kitchen cupboards. If you choose a laminex pattern, specify the direction you would like this. >> Tile grout colours will need to be selected at the tile appointment (this is a separate appointment to the the colour appointment). Textured tiles are generally non-slip and harder to scratch. * Match your external window trim to your roof and fascia... Unless you prefer the split/ defined look. * Select bricks you like, and ask your consultant for local addresses where they have been used. This can help narrow down your favourite brick. * When you see something you like, take lots & lots of pictures and screenshots on your phone (ie nice kitchen, mailboxs, gardens ect). >> If your phone is low on memory, create a private album on Facebook (so that only you can see he images), and upload the pictures as you take them. * Photocopy a plan and do up a mock furniture layout - if the light switches and power points don't suit you, then request an appointment to relocate them (ours was relocated for free). You can also add-in additional power points and downlights. * Request to move the downpipes to a location that suits you (ie to the side of the house, instead of the front for aesthetic looks, or from the back to the side if you wish to add on a future patio). ....Legally in Victoria, we were told that they are placed 12m apart. If you don't ask, then you will never know, the worst thing they can say is no... * Request a location for your water metre. We completely forgot about this, and ours was placed in the most inconvenient location.. If we had know this option beforehand, we could have hidden the water metre in our garden. * Request that your building company add in a sleeve (plastic pipe) under your driveway. This allows for future garden sprinklers, on the other side of the driveway, once the build is completed. *Fencing- we realised this post installation. Our land is on a slope, which means to get a straight backward we need to build the yard up. This now interferes with the height of the fence, as the fence will appear shorter. It's a good idea to get a wooden plank/ equilivent under the fence, to add height incase this happens. *When completing the defect list at the end of the build, take pictures and save all emails. Building companies... Especially Jg King are great at the start, when they are selling a product, though once they have to start repairing their poor tradesman ship, it's hard to get them to do their job. It's even a good idea to start a log book with call times/date , person spoke too and topic. Rolled/ ironed mortar! Who knew there were mortar options hahaha. Google has told me flush makes the house look very flat and racked makes each brick defined... There are lots of JG homes in my town including our next door neighbours. We briefly looked at some of their displays when we were shopping around and they were all lovely. So many great ideas!! We looked at all the display homes down our way and it was a toss up between Simonds, Metricon and JGKing. Finally decided JGKing as the plans were so open We live down Shepparton way, where abouts are you located?
