Browse Forums Building A New House Re: JG King build. PICS, PICS & TIPS!!! 122Oct 04, 2015 10:30 am Hi all, Sorry it’s been so long! In regards to the driveway, we decided to leave it. In the future we can paint it, or just work around the colour. Although im not happy with the driveway it was too much hassle to get it fixed. JG King compensated us $1800. That sounds like alot, but its not when it cost us the owners an extra $800 for 11metres (for the gap we needed to fill in)... We have looked into pebble epoxy to cover the driveway which is $3200. Not sure if im willing to fork out that much money just yet lol. Hi jimmyk, sorry about the late reply. We have now finished building (thankgod!). We selected the neo facade with eves around the entire house. Our alfresco area is 15m2 . We have finally moved in (Jg King went over contract by a number of weeks) and we had to wait until our internet was connected. The house is slowly coming together, we have located lots of defects (I’m really disappointed in the tradesmen-ship of Jg King.. I will post pics soon), and communication with the company isn’t extremely, as they don’t seem to be returning our calls/emails. Below are some pictures of our house on our move in day..... On the move in day we were told that any defects we located would be fixed in 3months (Jg King apparently comes back in 3months time and repairs defects/cracks). Once I took pictures of the defects and submitted the defect report, I was told that “if you weren’t happy with the house you should not of accepted it”. My partner and myself were extremely annoyed at this comment, as JG King went outside our contract (which means our rental lease was up and we had nowhere else to go) and we were told to submit all defects, which WOUDL BE REPAIRED in the 3month review. Building a new house, we expected the house to be a good condition. We had massive dramas with the Shepparton office... lots of unanswered calls and messages. We decided to contact Peter (regional manager) and inform him of our dissatisfaction with the quality of the house and communication. Peter came down from Melbourne to assess our house. According to our meeting, defect report and discussions, Peter seemed to agree with most of our issues. He informed us to submit the JG king office with dates for repairs to commence. Two weeks ago we submitted these dates, we have still not heard back... Below are some images of the defects and quality of the house. There are way too many to show, so if have only selected a few. I have left out cracking, as this is a natural defect that occurs with new houses and ground movement. Defects range from poor painting.....to being urine left across our guest toilet floor and seat.... to scratches on our back feature doors (down to the metal).....to poor installation/building..... to pieces missing around the house.. and much more. Front cladding (which we paid extra for) has an uneven paint finish. Paint finish around the pillars is also extremely wobbly. This occurs across the entire front patio. Front door (again paid extra for) is rough. When felt it feels like sand paper. The door is stained unevenly and the glass (within the door and on the side panel) has stain marks. Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 124Oct 04, 2015 2:47 pm Hallway wall has been knocked resulting a crack. Not patched up properly. Appliances rusted (both taps in both bathrooms). Dishwasher was not checked before handover and dishwasher flooded. We are lucky this was contained. Parts around the house are missing; splashback panel (which we paid extra for), caps ontop of showers, door stops not connected. Kitchen splashback has paint marks across glass, as well as writing across our kitchen stone benchtops and scratches (although superficial, still noticeable against black). PICS, PICS & TIPS!!! 126Oct 04, 2015 2:49 pm General untidiness. Gaps between each window/door from the frame to the steel (again we asked and this is normal?), broken window frame which is also scratched, tile defect, uneven wall (not straight), our private Q&A picked up that our outside pillars are different heights. Our vents (a/c and heating) were installed in different locations to the plans (therefore completely changing our lighting plans/upgrades).. What we saw in our house was very disappointing. I will comment on the bricklayer works, concreters work (minus the colour issue) and the tilers work... they were all near perfect. With the defects, I’m not sure if I’m being too picky.... but to pay all this money for a NEW house, I expected the house to be in alot better condition. The communication to get these issues sorted has been horrible! I am hoping now we have gone to see the regional manager, he will assist us. Fair enough if mistakes are while building the house, but the least they can do is fix them. While I was building with JG KingI had two friends building with other companies (Simmons and Metricion). Both these companies I had heard horror stories about. Comparing my build to theirs, they had no issues., the finished product looks great and they were in before contract date! I honestly wish I had chosen different and choose another company. All I can do now is continue pushing to get these issues fix, learn and move on from this experience. Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 127Oct 05, 2015 12:23 pm Thats Disgusting. Even worse than ours! Sorry i didn't reply to your Email Jimmy, I've been flat out. It looks like Keri And Cass have the neo with Eves as well. There Facade looks the same as ours. I will try and remember to post a pic tonight. Re: JG King build. PICS, PICS & TIPS!!! 128Oct 07, 2015 10:55 am oh my god, I am horrified! That's terrible, I hope that they are forced to rectify all of the defects! Really feel for you! Re: JG King build. PICS, PICS & TIPS!!! 129Sep 12, 2016 10:16 pm Unfortunately all our defects weren't rectified with Jg King. We did have some issues which they attempted to fix. They sent a handyman around for just a day. I wish it could have been someone who specialised in the area that they were repairing, AND allocated us more time.... Some defects were completed, a lot was not. ALOT of issues were poorly attempted....So much stress and time went into contacting Jg King. There are still issues (a year plus later) which we are still chasing! This mess has put my hubby off ever building again, which is a real buggar (especially as I wanted to try out another company). Moving on from our Jg King experience we are trying to overlook some defects, fix others ourselves and change our house into a home. This is our progress so far Side of house Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 131Sep 13, 2016 7:58 am Lounge tv. No wires! Genius idea Front pillar lights Clothes line and cover (protect from sun damage, rain, bird poop) Kitchen lights Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 132Sep 13, 2016 10:07 am It is looking great! We've done the same thing with the TV cant wait I've always hated cables. Good that some of your issues have been fixed. Disappointing that that all haven't been. Our Build Thread - JG king Memphis Re: JG King build. Can be retro fitted but much easier to put in pre plaster. Our Build Thread - JG king Memphis Re: JG King build. Can you tell me what brand/model the kitchen rangehood is? I like it. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
