For the lighting concerns.skylights are a good option. You can even get ones with leds that appear like sunlight after dark. Re: Perth hills re-build 24Jun 29, 2014 10:24 pm Re darkness in building I have to say nofire I went the draftsman way and if I had my time again I would go architect - I would hope they would solve that problem ie with highlight windows etc with a raking ceiling etc. Anyway we were very lucky that most of our tradies were very experienced and also clients therefore prepared to go beyond the normal and I put a lot for us.......I know we will end up with a lovely house but can't help but think of we had spent a little bit extra in the beginning and engaged an architect we would have had an amazing house. Anyway just my thoughts - Good Luck <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Perth hills re-build 25Jun 29, 2014 11:01 pm Were going to check with the architect this week about what he can do with the darkness issue and also the fact that one of the minor bedrooms backs onto the games room. we deliberately wanted living at rear to avoid noise in sleeping areas. hopefully by the end of the week well have a better plan to share Re: Perth hills re-build 28Jun 29, 2014 11:20 pm Yeah I hear you but as some one who started the build before they understood their plans the Main thing I can advise to cut costs and make your build cheaper is put more time into planning it ends up cheaper in the long wrong <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Perth hills re-build 31Jun 30, 2014 1:03 pm We are also BAL 19 and it's cost us 11k plus whatever we had already allocated on comfort plus glass to meet the 6 star energy rating. Given BAL is all passive protection we are In addition having a rainwater tank and pump as a bit of active defence. Re: Perth hills re-build 35Aug 10, 2014 8:04 am The 4 doors seem odd can't see any reason for it - unless the first door from the outside entrance is meant to be a 'staging' area - incase someone is using the toilet and it is locked? I'm only guessing though it doesn't make a lot of sense to me! I assume you want to be able to use it from the games room and the deck? Sorry to hear you've lost everything in the fire - it must've been so scary - and it is good to hear your positive attitude to starting afresh - hope the build goes well Re: Perth hills re-build 36Aug 10, 2014 10:36 am Thanks Malsannie, we've changed the plan since this one and ill share if you're interested? As for the doors, the first one from outside leads to a shower with an opaque pivot door to get to the toilet. the next door is for privacy for the toilet and because we'll have a fridge and sink in the bar its considered a kitchen so we have to have the last door due to health regulations. i know its a lot of doors! Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11014 Thanks again Simeon for being so elaborate. Appreciate it. Its gives us a very idea. Kind Regards 4 3646 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17518 |
