Then we will be putting the build out to tender. Has anyone done this before? Do you have advice on things to include other than the obvious? Is there something like a template on the net we could use? Next time I wouldn't use a broker, but just do it myself. I base this on the fact that between the highest and lowest tenders there was a $200k difference and the fact that some builders provided nothing more than a paragraph basically saying "we can build your house at x price", and some provided full specs down to the model of taps. The broker didn't really help much in the end to be honest. Make sure you have a good spreadsheet to try and compare things. (Electrical, cornices,benchtops, taps, tile, sinks etc etc) Then when you give it to the builders at least they can provide prices to match what you want, (compare apples with apples) and if they cant supply what you want ask yourself if they are really the builder for you or if they can provide alternate pricing for their range) Also make sure that fees, surveying, engineering, retaining etc are costed as best as they can. Our builder gave very detailed quotes that clearly outlined what was and wasnt included. They have maintained this throughout the process with clarity on pricing, making it easier for us to manage our budget. Weve had the survey done and will also have had the engineering done so I assume we dont have to pay them for that too. Were going to try to give as much detail as possible to ensure we get a good idea on cost. Would you mind sharing who your builder is? We didnt get every little spec priced, some were collectively quoted, (like the bricks n motar) but we have had nearly 100 items costed in and out of our build price. Additionally we got 2 pages of detailed specs included in the original build price.
