Browse Forums Building A New House 1 Jun 24, 2014 6:10 pm Hi All, Been reading the forums quite a bit and seems like a great spot for information. The existing house is sort-of old 1 storey brick veneer home, we initally were thinking to renovate the place and extend out as option 1, we even considered adding another level as option 2. Given the sums and potential issues of 'age of building' we thought we investigate option 3 i.e. knockdown and rebuild. The narrow block is in inner-west Sydney, 10m x 27m with council setback requirements looks like for a double storey home we will have to have setback of 1.5m and 9m front and 6m at the back - not leaving us much to work with. We also noticed that there is a 67% building size to land with our council, therefore, max build size would be circa 180sqm. Just wondering if anyone had; - any experiences with project home builders for narrow blocks? Does it cost a lot to vary the design plans, e.g. is it as simply as making a double garage to single. - Anyone has gone down this path and ended up using a custom design instead? We are on a budget, so hence the project homes have been our starting point before speaking to any architecture. Any help will be greatly appreciated. Thanks guys! Re: Narrow Block Builds 2Jun 24, 2014 8:51 pm 10m will be a challenge with a double garage; but with a single, you can probably do something decent without too much messing-around. The majority of builders won't charge you more'n a coupla thousand for changes of the type you're talking. 270sqm may be doable under CDC, and that might give you more scope for doing what you want & not having to deal with Council's idea of what looks appropriate. CDC will let you build to the side boundaries as long as the neighbours are over 900mm back from the fenceline; or if the neighbours are built to the boundary then you can build up against their walls. If you want a double garage, a detached double can also be treated as an outbuilding & not included in your floorspace calcs for the house; just a thought, you might build as far back as possible on the block & have a courtyard between house & garage? Or have a squizz at the Metricon ... Banksia, for example. That might fit on the block, even with the double garage. Or the Rawson Homes Davenport or Kempsey? Re: Narrow Block Builds 3Jun 30, 2014 10:51 pm We are also building on a 10m wide block. I have recently learnt that you can build to your boundary on one side of your block for your garage. The wall on the boundary must be just back to allow the guttering to fall on your side of the fence. Also this wall is limited in its length, 6m is fine. And lastly this wall must be a fire wall, meaning brick ( or similar) without windows.
