Browse Forums Building A New House 1 Jun 21, 2014 9:50 pm Hi all, Do we have anyone here who is about to, or is thinking to build the new Brookwater design from porter davis. I really like the plan and have had initial discussions with the sales consultants. Would be great to find someone else who may have built or Is about to build the same home. Thanks correlator1 Re: Building the Brookwater from Porter Davis 2Jun 22, 2014 12:34 am Isn't the Brookwater the recently released design? Apart from the display home I very much doubt that one would be in the stage of construction.
Hopefully for you I am wrong! Re: Building the Brookwater from Porter Davis 3Jun 22, 2014 6:42 pm Thanks tlblhayward. It is indeed the new design from PD. I was hoping I could find someone considering the design as well so that we can cross check few things with each other. Thanks Correlator1 Re: Building the Brookwater from Porter Davis 4Jun 23, 2014 4:08 pm We like this new floorplan and we are thinking off to built it (Brookwater 49). The plan is to knock off and rebuild. We went to see the display at Pointcook and not really like the style. What about you? Re: Building the Brookwater from Porter Davis 5Jun 23, 2014 4:22 pm We like the layout of the plan. We are thinking of the Brookwater 47. It will be a knock down and rebuild as well. Do you think you will go ahead with the plan? I am in the stage of deciding if I should get them to do a soil test. Re: Building the Brookwater from Porter Davis 6Jun 27, 2014 1:11 pm We are still at the early stage. Will talk to the sale consultant tomorrow and try to get a quote about site cost. I have been told it is between 30-60k. Are you in Melbourne? PD held a info night on Wed this week. We found it was really helpful with lots of info to consider. Re: Building the Brookwater from Porter Davis 7Jun 29, 2014 9:59 pm Yes I am in Melbourne. South East to be precise. Where are you mydreamhouse? I am in the same boat I have spent a fair bit of time with the sales guy and got a quote. Have you done that yet? My site costs were indicated as 30-40k. They can only lock that down after soil tests. Re: Building the Brookwater from Porter Davis 8Jul 04, 2014 4:16 pm Correlator1 Yes I am in Melbourne. South East to be precise. They can only lock that down after soil tests. We are in Whitehorse council area. We got the quote from sales too. The site cost was $50k as there is a swimming pool on our land. However, we are now facing an big issue. Based on the preliminary sitting plan, we can't build Brookwater 49 as the house is too long to fit on our land. According to the Council's regulations, we have to have 8.3m (average of my neighbors) front set back and 2.5m from rear fence due to easement. We are 1.3m short. The sales suggested us to apply dispensation which is bit uncertain about the outcome. We will talk to our sales again this weekend to see if there is any other options available. Have you done your sitting yet? Re: Building the Brookwater from Porter Davis 9Jul 04, 2014 10:43 pm I had a siting done by the sales guy. The 49 was too wide for my plot. I chose the 47. Will that not work for you? Re: Building the Brookwater from Porter Davis 10Jul 07, 2014 3:37 pm mydreamhouse Correlator1 Yes I am in Melbourne. South East to be precise. Where are you mydreamhouse? Very annoying. Re: Building the Brookwater from Porter Davis 11Jul 16, 2014 12:43 pm zyyuan mydreamhouse Correlator1 Yes I am in Melbourne. South East to be precise. Where are you mydreamhouse? Very annoying. Have you considered to appeal? I heard from others saying you can try 2nd time to see if you are lucky enough? Try to find other houses on the same street as yours about their setback to justify yours. Good luck! Re: Building the Brookwater from Porter Davis 12Aug 02, 2014 9:21 pm Hi All My first post here on home one. I am also planning to do a knockdown rebuild in whitehorse area. I have started looking at the builders and really liked Brookwater layout. Hoping to get some knowledge on the processes followed by guys in whitehorse area. My block size is 15.24X44.6 (680SqM). Are you guys having similar size block. Is 47Sq going to be difficult on this kind of block? Hope to hear soon. Hi Correlator1, Which one did you choose at the end? Do you want share a bit more about your plan and upgrade? Our site cost was bit higher than we expected. Update about our house: Floor Plan: Brookwater 49 Facade: Sterling Major Upgrades we chose: Hebal with full render Extended living areas with reduced alfresco Extended Garage Refrigerated air con with 4zones Cat 3 carpet and Provincial Flooring The total contract cost is 45% more than the original starting price!!! Booked Jan 15 site start and waiting for demolition to be completed. Good luck with your Contract Appointment! Hi mydreamhouse My site costs came in at about 45K which includes the 10K out of zone surcharge. Structurally we havent changed much apart from a few tweaks here and there. Have gone Cat 2 brick with the retro facade. PD used it as an excuse to charge high site cost. Anyway, I guess it is bit hard to negotiate the site cost. When is your site start booked? I have a >8m set back too and although it sounds like alot, I'm glad that accepted it as is. When you actually stand there, it is not actually that far at all! When you actually stand there, it is not actually that far at all! agree , big set back makes a grand home looks more grand , however, sometime we have to compromise due to the total length of the land Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 Thanks for your reply.
