It was $35000 just in increasing the house size, so my question was why not start with a larger house plan?? Was told the Monte Carlo is a good base price where as the Bellevue costs more. But the the variations add up.... Like $9500 to have scullery and $5000 for laundry/WC changes tho the Bellevue has the laundry the same as this plan?! Updated plans..... How much area increase for 35k? And the rest 60k for what? Internal wall changes should not cost anything and adding walls should not cost more than a few Ks. I would also be thinking about taking the plan to another consultant of same builder and negotiate. Variation of 95k in crazy unless you are increasing the area by 150 sq m over the base. As for the other amounts some is justified ie we are having 31c ceilings throughout $7000 and 28c doors throughout $2000 ( haven't got a price for the 28c sliders yet) Hobless showers x2 $1000 Awning windows to front $1000. But then we have changes like.... Bath and powder changes $2000 Kitchen/scullery changes $9500 Garage changes including 28c ceiling $3500 Laundry changes including WC $5000 Theatre changes including sunken floor $3000 ( tho we have decided against the sunken floor and are having a raised back section instead) Bed and ensuite changes including dressing room $5500 Other minor changes $5000 WTF for I don't know but will be questioning it!! We signed up in January to lock in our Monte Carlo special, so prices might be a bit higher now. We are right up there with you for the costs to increase the size unfortunately. We found that it was more cost effective to start with the Monte Carlo (with all of its inclusions) and increase the size, rather than starting with the Bellevue Complete (which you would still have to pay for the extras and it still was not the same size as the Platinum). It's always the question of getting exactly what you want (plan wise) and compromising a bit to save money. If it's your dream home and you can spare any amount for it, then big variations are ok . But if you think you can be alright with other similar plans, you can save money (in your case maybe in excess of 50k) with some compromise. If money is a factor, then I would get back to the drawing board and start from the scratch. Probably would follow the following steps. 1. defining the minimum area of the house (In your case probably 310 sq m). 2. searching all the plans of similar area (both promotional and standard) available from different builders, (I suggest HGWA, Avelling, RedInk, Newgeneration, Celebration etc; all of them are equally good). 3. Keeping my mind blank, I will start looking at them if it suits my requirements (remember Master Br can easily be changed to rear position, most builders won't charge anything) 4. Sort out based on the specifications on offer I find all the builders' working practice more or less the same and you'll have to recruit a building inspector anyway for the peace of mind.
